Commissioner Jamieson supported affordable housing but questioned
whether or not it would be appropriate housing next to very expensive
housing. Mr. Wong indicated that they were at the mercy of the
General Plan. Commissioner Lindsey questioned where a more appro-
priate place would be stating he saw nothing wrong with this
particular location, In response to a question of Commissioner
Doherty, Mr. Wong said the cost of the units were not definitely
established but would be in the range of $110,000-130,000. Commissioner
Getty pointed out that this varied from the cost shown in the land
use report furnished by the applicant,
Ted C, Fairfield, Consulting Engineer, Pleasanton, represented the
Hansen Ranch principles, owners of the property proposed to be used
in the development of Ponderosa Homes. He indicated that the Hansens
have no objections to the plan but question the off-site drainage
easement, He said Hansen will grant that easement but only on the
conditions that Hansens are held harmless from liability on that
easement and that it is taken care of through City agreement with
Ponderosa. Mr. Warnick responded that Condition No, 22 covers this
and that the condition doesn't need to be changed because it allows
the City to deal with Ponderosa,
The public hearing was closed,
Commissioner Getty said she feels strongly that something other
than a wooden fence should be used. Mr, Harris responded that this
could be a condition of the tentative map,
A motion was made by Commissioner Getty, seconded by Commissioner
Jamieson, that the mitigated negative declaration prepared for case
PUD-82-23 be recommended for adoption inasmuch as conditions imposed
on project approval would reduce any potential significant adverse
effects to an insignificant level,
ROLL CALL VOTE
Ayes: Commissioners Doherty, Getty, Jamieson and
Chairperson Lindsey
Noes: None
Absent: Commissioner Wilson
Abstain: None
Resolution No, 2254 was entered and adopted recommending approval
of the mitigated negative declaration prepared for case PUD-82-23
as motioned,
A motion was made by Commissioner Getty, seconded by Commissioner
Jamieson that case PUD-82-23 be recommended for approval subject
to the conditions of the staff report, amending Condition No. 20
as stated by Mr, Warnick earlier in the testimony, adding Condition
No, 25 "That the design and construction of the fence along the
Valley Avenue frontage of the subject property shall be determined
at t e time of tentative map approval,
-5-
