ROLL CALL VOTE <br />Ayes: Commissioners Doherty, Getty, Jamieson and <br />Chairperson Lindsey <br />Noes: None <br />Absent: Commissioner Wilson <br />Abstain: None <br />Resolution No. 2252 was entered and adopted recommending approval of the <br />Negative Declaration prepared for case GP-82-10 as motioned, <br />A motion was then made by Commissioner Getty, seconded by Commissioner <br />Jamieson that case GP-82-10 be recommended for approval as presented <br />in the staff report of 1/12/83. <br />ROLL CALL VOTE <br />Ayes: Commissioners Doherty, Getty, Jamieson and <br />Chairperson Lindsey <br />Noes: None <br />Absent: Commissioner Wilson <br />Abstain: None <br />Resolution No. 2253 was entered and adopted recommending approval of <br />case GP-82-10 as motioned, <br />PUD-82-23, Ponderosa Homes, Inc. <br />Application of Ponderosa Homes, Inc, for PUD (Planned Unit Development)- <br />High Density Residential zoning and development plan approval for a <br />125 lot residential project proposed for approximately 15 acres of <br />land located on the west side of Valley Avenue between Hansen Drive <br />and Via de los Milagros, Zoning for the property is currently <br />R-1-6500 (Single-Family Residential), RM-4 and RM-15 (Multiple- <br />Family Residential) Districts, The Planning Commission may recommend <br />any action on this matter consistent with the General Plan. A <br />Negative Declaration of environmental impacts will also be considered, <br />Mr. Harris reviewed the staff recommendation and referred to the site <br />plan which was posted on the wall. He stated that Ponderosa would <br />probably speak to proposed conditions to which they don't agree. <br />Commissioner Getty asked staff if a sound wall is proposed for this <br />development. Mr. Harris responded that there is no specific require- <br />ment for a sound wall but as indicated, an acoustical study is required; <br />and, if that study says a sound wall is needed to ameliorate noise, it <br />would then become a requirement, He said this would become a require- <br />ment at tentative map stage if imposed, <br />Commissioner Getty indicated that she feels the street should be <br />made wider. Mr. Harris indicated that if it is deemed to be a <br />collector street, then it should probably be made 60 ft. <br />- 3- <br />
