Business Park, an approximately 70 acre industrial park now under <br />construction on the south side of Valley Avenue immediately east <br />of the residences on the east side of Kolln Street. The property <br />is zoned PUD (Planned Unit Development)-Industrial District, A <br />Mitigated Negative Declaration of environmental impacts was also <br />considered, <br />Mr, Harris explained the request of the developer as follows: <br />1, They are not now asking that condition number 7 be deleted, <br />2, They are asking that condition number 8 be amended as <br />follows: <br />"That trucks servicing the subject property shall <br />not exceed 40,000 pounds (gross vehicle weight) without <br />a City approved use permit, Once the City has approved <br />and opened for public use an alternate truck route for <br />the subject property, all vehicles in excess of 40,000 <br />pounds (gvw), will then be required to use such route." <br />3. They agree that condition number 9 should not be deleted <br />until the Valley Avenue Assessment District (connecting <br />Valley Avenue with Stanley Boulevard) is formed and <br />recorded. <br />4, They are now asking that condition number 14 of Ordinance <br />No. 924 be amended to allow the buildings along the west <br />side of the Valley Business Park to use 17 ft. high <br />panels rather than being a maximum of 14 ft. in height <br />from finished grade. <br />5. They are asking that a new condition of approval be added <br />to Ordinance No, 924 as follows: <br />"That lots 13 through 23 located along the west side are <br />required to use only pole mounted site lighting fixtures with <br />directional heads located in such a manner as to minimize <br />any impact on the adjacent residential lots. No building <br />improvements constructed on these lots shall utilize wall <br />mounted lighting systems mounted on the rear or the rear <br />half of the side walls of the subject property," <br />He indicated that the above request is more defined in corre- <br />spondence from them included in the Planning Commission's staff <br />report of 2/9/83, <br />Commissioner Wilson said that at the time the development was <br />approved and reference made to two axle trucks he thought they were <br />approving the same weight limitation, etc. as that currently allowed <br />on Hopyard Road.
