PUD-83-2, Vic Lund <br />Application of Robert Connolly and ~lic Lund for PUD (Planned <br />Unit Development) zoning and development plan approval for a <br />12 lot medium density residential project on approximately 2.4 <br />acres located behind 306 Neal Street. Zoning for the property <br />is R-1-6500 (Single-family Residential) District. The Planning <br />Commission may recommend any action'in this matter consistent <br />with the General Plan. A negative declaration of environmental <br />impacts will also be considered. <br />Mr. Harris presented the staff repoirt recommending approval. <br />Chairperson Lindsey stated he has received a petition from <br />fifteen residents plus a letter from the homeowners in the area. <br />There were no questions of staff. <br />The public hearing was opened. <br />Vic Lund, 236 Main Street presented his project. He stated the <br />proposal would blend in with the neighborhood. The proposal <br />is for young professional couples, et al, wishing to settle in <br />the community. He stated their market studies found that a <br />great number of buyers are looking ~Eor moderate size homes <br />with features requiring no exterior maintenance. He stated <br />there would be a walkway meandering, through the open space <br />and there would be a spa/sauna area'. He said they would work <br />to save the trees and actually have'the University of California, <br />Berkeley, assist in preserving the trees once development occurred <br />because it is a fact that often times trees are lost upon devel- <br />opment. <br />Gil Barbee, 147 Bernal Avenue, Land Surveyor, stated they have <br />tried several times in the past to subdivide this property <br />but that the economics have not worll~ed out. He said the units <br />proposed cover less than 20$ of 1.6 acres of the site and <br />requires less land coverage than three homes similar to those <br />constructed in the project would take. He indicated they are <br />proposing 50~ less than that which scan be granted under PUD <br />zoning. He stated the area is currently a mix use with R-1-6500 <br />zoning, hospital, etc. <br />He addressed drainage and water conjcerns, and the fact that the <br />creek is currently undermining the ',land. He said that roots of <br />trees are exposed and the situation'., if left alone, will get <br />worse before it gets better. He sa',id their improvements as <br />proposed would be an asset to the coommunity. <br />Commissioner Getty asked about fire department access to the <br />property. Gil Barbee explained.
