P/C <br />Page 7 <br />2/23/83 <br />Commissioner Jamieson appreciated Commissioner Getty's comments that it is <br />certainly a burden to the .developers but if the sidewalks are not included <br />in this project, we will never get them. Chairperson Lindsey said more has to <br />be done on the north side of Valley Avenue than just putting in sidewalks, <br />i.e., landscaping along Valley Avenue from Santa Rita Road to Hopyard, etc. <br />He said the existing fences are also falling apart. He said he has brought <br />this up in the past Planning Commission meetings. He said he could live with <br />an asphalt pathway because there is more than that which has to be done in <br />the area and that these other things are not this developer's responsibility. <br />Commissioner Doherty asked Mr. Warnick the life expectancy of an asphalt <br />sidewalk. Mr. Warnick responded that you might get 10 years out of asphalt <br />and many more out of concrete. <br />A motion was made by Commissioner Getty, seconded by Commissioner Doherty that <br />the Negative Declaration prepared for case PUD-83-1 be recommended for <br />approval inasmuch as the proposed project would have an insignificant effect <br />on the environment. <br />ROLL CALL VOTE <br />AYES: Commissioners Doherty, Getty, Jamieson, Arrigoni and <br />Chairperson Lindsey <br />NOES: None <br />ABSENT: Commissioner Wilson <br />ABSTAIN: None <br />Resolution No. 2271 was then entered and adopted recommending approval of the <br />Negative Declaration prepared for case PUD-83-1 as motioned. <br />A motion was made by Commissioner Getty that this project conforms to the General <br />Plan for the area and that this case be recommended for approval subject to the <br />conditions of the staff report of 2/23/83 amended as shown below and that <br />the developer be allowed asphalt sidewalks: <br />2. That the applicant be aware that approval of this case is conditioned <br />upon the ability to provide permanent vehicular access to Santa Rita <br />Raad substantially as shown on the development plan. <br />4. That plans for all fencing shall be submitted to the Planning Division <br />for approval prior to issuance of building permits. Anchors for the <br />fence shall be made out of cement with brick veneering on the fencing. <br />35. This condition is proposed to be eliminated. <br />42. That the haul route for all materials to and from this development be <br />approved by the City Engineer prior to approval of the final map or <br />the start of any construction. Tanager Drive is not to be used as a <br />haul route. <br />48. This condition is proposed to be eliminated. <br />-7- <br />
