Zoning for the property is PUD (Planned Unit DeveTopment)- <br />Medium Density Residential District. <br />Mr. Harris presented the staff report recommending approval. <br />The public hearing was opened. <br />No one addressed this matter. <br />The public hearing was closed. <br />A motion was made by Commissioner .Getty, seconded by Commissioner Doherty that <br />findings as shown in the staff report are made and that case UP-83-2 be approved <br />subject to the conditions shown thereon. <br />ROLL CALL VOTE <br />AYES: Commissioners Arrigoni, Doherty, Getty, Jamieson and <br />Chairperson Lindsey <br />NOES: None <br />ABSENT: Commissioner Wilson <br />ABSTAIN: None <br />Resolution No. 2270 was then entered and adopted approving case UP-83-2 for <br />Homestead Development Company as motioned. <br />PUD-83-1, Duncan Matteson and John Ferreri <br />Application of Duncan Matteson and John Ferreri for PUD (.Planned Unit Development)- <br />High Density Residential zoning and development plan approval for a 154 unit multi- <br />family residential project on approximately 8.8 acres of land located at 4323 and <br />4365 Valley Avenue (approximately 500 feet west of the intersection of Valley <br />Avenue and Santa Rita Road). Zoning for the property is "A" (Agricultural) and <br />R-1-6500 (.Single-family Residential) Districts. The Planning Commi'ssi'on may <br />recommend any action on this matter consistent with the General Plan. A Negative <br />Declaration of environmental impacts will also be considered. <br />Mr. Harris presented the staff report recommending approva 1. He requested that <br />Condition No. 2 be modified, that conditions 35 and 48 be deleted and that these <br />conditions be added at the tentative map stage. He further stated he would like <br />clarified that the units are for 145 apartments .plus 10 condominiums and that the <br />applicants should be aware that the apartments would have to go through condominum <br />conversion process should the owner later decide to use them for condominium purposes. <br />-3- <br />
