MINUTES <br />PLANNING COMMISSION <br />JULY 13, 1983 <br />Page 5 <br />ROLL CALL VOTE <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br />Commissioners Doherty, Getty and <br />Lindsey <br />Commissioner Wilson and <br />Chairman Jamieson <br />None <br />None <br />Resolution No. 2325 was entered and adopted approving <br />case UP-83-16, Chris Beratlis, as motioned. <br />PUD-82-18-3D, BCSM Partners <br />Application of BCSM Partners for PUD (Planned Unit Development) <br />development plan approval for an approximately 12,000 sq. ft. <br />electrical supply warehouse/office and related facilities on <br />an approximately .87 acre site at 2166 Rheem Drive. Zoning <br />for the property is PUD (Planned Unit Development)-Industrial <br />District. A negative declaration of environmental impacts <br />was also considered. <br />Mr. Harris presented the staff report recommending approval. <br />Commissioner Getty asked if the applicant would be using PCB <br />transformers. Mr. Harris stated they would not. <br />The public hearing was opened. <br />Gordon Fisk, 279 Castlecrest, Walnut Creek, the architect for <br />the project made a presentation. For the most part he agreed <br />with the recommendations of the staff report but had a problem <br />with a couple of the conditions. He indicated that the use <br />would be that of a wholesale distribution nature and the <br />products would be items such as small components. CC&Rs <br />permit buildings back to within 20' of the rear property line <br />and he has shown parking in this area and the City wants 30' <br />for access in the back of the building. Mr. Fisk felt that <br />this matter had been resolved with the Fire Department and yet <br />the staff report is imposing a condition requiring 30'. Mr. <br />Harris explained this condition was put in the staff report as <br />a result of a requirement of the Fire Department. <br />Commissioner Doherty asked the applicant to refer to conditions <br />to which he did not agree by number so that the Commission <br />could follow along with the discussion. Mr. Fisk then explained <br />their primary concern is with Condition No. 2 but they were <br />also concerned with. No. 32 because it did not specify what <br />the requirements of the Fire Department. <br />Commissioner Lindsey commented that it would appear a couple of <br />problems need to be worked out with. the staff and applicant. <br />Chairman Jamieson felt the resolution of the problem could be <br />left to staff and the applicant. <br />-5- <br />
