MINUTES <br />PLANNING COMMISSION <br />July 27, 1983 <br />Page 9 <br />PUD-83-13, Gus Enterprises and Prudential Insurance Company <br />Application of Gus Enterprises and Prudential Insurance Company for PUD <br />(Planned Unit Development)-development plan approval of an approximately <br />105,998 sq. ft. hotel and related facilities including a 468 seat restaurant <br />on an approximately seven acre site located at the northeast corner of Hopyard <br />Read and Gibraltar Drive. Zoning for the property is PUD (Planned Unit <br />Development) C-F (Commercial Freeway) District. <br />Mr. Harris presented the staff report recommending approval. He stated <br />that the environmental assessment status would be the same as the two <br />cases heard by the Design Review Board earlier in the evening. <br />Commissioner Wilson asked about the sewage allotment and whether the <br />City is keeping tract or whether it was allocated by the judge. <br />Mr. Swift stated that there is a sewer allocation agreement between the City <br />and Prudential for 300,000 gallons and that the City is subtracting each <br />building from this allocation -- after that, it will be on a first-come, <br />first-served basis. He indicated the developer will probably request <br />several modifications to the agreement in the near future. Commissioner <br />Wilson asked if the agreement was tied to the original PUD or did it run <br />with the land. Mr. Swift responded that the first agreement was with <br />Willow West and runs with the land. <br />Commissioner Jamieson made reference to the third paragraph of the staff <br />report and hoped that the developer would stay away from wooden shingles. <br />Mr. Harris responded that the applicant didn't know yet what they would be <br />using and that the Fire Department would rather see concrete tile. <br />The public hearing was opened. <br />Roger Gage, Prudential Insurance Company, indicated that he had the <br />landscape and project architect present. Mr. Gage presented their proposal <br />stating that there would be extensive landscaping, the hotel would have <br />many public meeting rooms. <br />Bruce Ross, the architect for the project said .that the center courtyard is about <br />one acre in size, the restaurant will be on the southwest corner of the <br />site; meeting rooms will actually be on the first floor right off of the <br />lobby. He said there will be a total of 6,360 sq. ft. of meeting space in <br />the hotel; with 3,000 sq. ft. of it as a banquet room which will have a <br />capacity of about 200 people. Chairman Jamieson asked what the configuration <br />of that would be. Mr. Ross said that the Fire Department controls occupancy. <br />He explained theatre seating requirements as well as others and their <br />relationship to occupancy allowances. <br />Commissioner Lindsey asked the architect if it is their intentions to hold <br />seminars at their facilities. Mr. Ross said it is their intention to do so. <br />-9- <br /> <br />
