MINUTES <br />PLANNING COMMISSION <br />8/10/83 <br />Page 3 <br />Acting Chairman Wilson asked why a PUD modification and development <br />plan were being considered at the same time. Mr. Harris indicated this <br />is in the interest of saving time and believed that the plans submitted <br />could be modified through conditions. He stated the site plan is <br />fine and this is the majority of any presentation. He stated that the <br />building is a standard one for the applicant and they build the same <br />building facility everywhere they go so it is just a matter of trying to <br />modify the outside through conditions of approval. Mr. Jordan confirmed <br />this. <br />Acting Chairman Wilson was surprised that no color renderings were <br />presented. Mr. Jordan then presented the booklets showing the colors <br />and buildings to the Planning Commission. <br />Commissioner Lindsey asked why this particular location was sought by <br />the applicant. Mr. Jordan indicated that the applicant likes to have <br />access to the am and pm commute routes because it is easier for dropping <br />off and picking up children before and after work. <br />Commissioner Lindsey asked if the site abuts a residentially zoned area.. <br />Mr. Jordan said it does to the south but that there is no access to the <br />site from the residential area. Commissioner Lindsey then asked if <br />this same situation has occurred at other Kinder Care centers. Mr. Jordan <br />indicated the same situation exists and the only problem seems to be <br />with noise of children playing in the yard. Kinder Care, however, doesn't <br />allow all of the children outside at one time but only one classroom <br />consisting of about 24 children. <br />Acting Chairman Wilson asked if Mr. Jordan had any input from the <br />neighboring residents of the area. Mr. Jordan said he has not but that <br />he called and talked to the Vice President of the Homeowners Association <br />and has had no response back from them at this point in time. <br />Ed Roquette, 3436 Windsor Court, President of the Cabana Club Homeowners <br />Association spoke. He indicated he was not representing this body tonight <br />because they have had no time to discuss it. He said they have had <br />zero notification regarding this. He was on vacation last week. Four <br />weeks ago he went to the Planning Division and asked if there were any <br />p r op osa 1 for the area and there were none at that time. He felt the <br />project would have a major impact on their community as it abuts the <br />Pleasanton Meadows area. He felt the impacts would be difficult to evaluate <br />because he has not studied the project in great detail and has not reviewed <br />the plans. He felt one major impact would be the close proximity to <br />McDonalds. He indicated thereare many traffic accidents in the area <br />particularly when one crosses Santa Rita Road. He had traffic concerns <br />with this new development. He asked that this matter be continued so <br />that his people could review the plans and look at the impacts more <br />carefully. Commissioner Lindsey asked Mr. Roquette if he has had input <br />from any of the neighbors of the area regarding this applicaton. <br />Mr. Roquette reiterated that he has been out of town. He stated there are <br />lots of people in the area on vacation and in fact bumped into a Pleasanton <br />Meadows resident in New Orleans.
