Page 16 <br />Minutes <br />Planning Commission <br />8/24/83 <br />James Griffin, 3036 Chardonnay, felt the project is too dense <br />for the area. He moved to Pleasanton for a suburban environment <br />and does not want it lost. He stated the units are not standing <br />alone on their parking. He stated there is a parking problem <br />on Vineyard in the Pico area and he has expressed concerns <br />regarding this to both the Planning Commission and City Council <br />for the last two years -- it is not going to get better. <br />Ron Schneider, 650 Orofino Court, spoke in opposition to the <br />proposal. He felt there was insufficient notice concerning <br />this project. He stated the project reminds him of an Army <br />barracks and didn't feel a project like this one was needed <br />in the community. He stated the existing Vintage Hills shopping <br />center has more than 50% vacancies and can't see any need <br />to add to the commercial property in the area. He stated <br />the Vintage Hills residents are concerned with quality. He <br />stated there would be a high degree of opposition of the residents <br />if it isn't denied. As to Roger Manning, he stated that he <br />may be the President of the Homeowners Association, but he <br />hasn't discussed the plan with anyone. Commissioner Getty <br />indicated she had asked Roger Manning specifically about this <br />project. Commissioner Doherty asked if Mr. Manning was present. <br />He did not come forward. Mr. Schneider then asked that <br />the Planning Commission find this design unattractive and <br />request the developer to come back with a design appropriate <br />for the area. <br />Mr. Belecky, 892 Madeira, said he didn't speak to anyone who <br />liked the project. He said there are other people in the <br />area besides Roger Manning who represent the area. He said <br />the project behind the Flair Market is the worse lookinig <br />project in Pleasanton. He said the three project approvals <br />in the area have all been substandard in design. He stated <br />Shadow Creek is nothing but a fire trap. He said the project <br />behind Flair is made of plywood and units are too close together <br />and are also a fire hazard in his opinion. He had concerns <br />with the traffic on Vineyard Avenue being increased. He stated <br />the traffic survey indicated the Pico bridge would take 10% <br />of the traffic off of Vineyard Avenue and it is not going <br />to work. He didn't want high density until the parking and <br />traffic problems are settled. He stated the units behind <br />Flair resemble Camp Parks. He urged the Planning Commission <br />to stop projects like this before they get started. He stated <br />that no one has asked their group about the project. If they <br />had known about the project behind Flair, they would have <br />been against that one also. Commissioner Lindsey asked Mr. <br />Belecky if he objected to the design of this proposal. Mr. <br />Belecky said he is if it is like the one behind the market. <br />He stated there is no guest parking. He didn't want the Flair <br />parking lot to be a storage place for vehicles. Commissioner <br />Lindsey asked Mr. Belecky if he got the plans before the meeting. <br />Mr. Belecky responded that the got the plans today. <br /> <br />
