Page 13 <br />Minutes <br />Planning Commission <br />8/24/83 <br />A motion was made by Commissioner Lindsey, seconded by Commissioner <br />Getty that case PUD-80-15-1D be recommended for approval subject <br />to the conditions shown in the staff report, amending the conditions <br />recommended by staff earlier in the meeting and adding an additional <br />condition to require "entrance only" be placed in the parking <br />lot regarding Pimlico, the design of which should be worked <br />out with the staff. <br />ROLL CALL VOTE <br />AYES: Commissioners Doherty, Getty, Lindsey <br />Wilson and Chairman Jamieson <br />NOES:NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. 2346 was entered and adopted recommending approval of <br />Case PUD-80-15-1D as motioned. <br />UP-83-25, Howard Mark Com an <br />Application o Howar Mark Company for approval of a conditional <br />use permit to operate a model home sales office and related facilities <br />at 100 Monaco Court. Zoning for the property is PUD (Planned <br />Unit Development)-Medium Density Residential District. <br />Mr. Harris presented the staff report recommending approval. <br />Commissioner Wilson was disappointed in the maintenance of the <br />landscaping for this development. He said it hasn't had any <br />care whatsoever. He said he was out there and saw 2~ live trees. <br />He said the weeds are so high he is surprised the Fire Department <br />hasn't been on top of this. He said everyone went over backwards <br />for Blackwell and the property looks terrible. He said he wouldn't <br />vote for approval of the proposal until it is cleaned up and <br />appearance improved. Commissioner Getty felt it would probably <br />have to be cleaned up before they sold any homes. She had concerns <br />with erosion onto Sunol Blvd. <br />Chairman Jamieson had concerns regarding the planting and asked <br />who is supposed to maintain it prior to the houses being sold. <br />He asked if it was stipulated anywhere that the developer has <br />to maintain the trees prior to occupancy of the houses. Mr. <br />Harris stated that generally speaking there is no such written <br />agreement. Chairman Jamieson had real concerns about trees being <br />planted and no one taking care of them. <br />The public hearing was opened. Al Dutchover, 147 Bernal Avenue, <br />represented Howard Mark Company. He stated that the application <br />is basically for reapproval to use the single home in the area <br />for a.sales office. They have an extensive landscape plan for <br />the sales office complex itself. In February 1984 they will <br />come in for an entire model home complex on Monaco. Howard Mark <br />has only had the property for 30 days. They asked Mr. Dutchover <br /> <br />
