Page 12 <br />Minutes <br />Planning Commission <br />8/24/83 <br />He suggested a one-way entrance off Pimlico and two off Brockton. <br />Hal Lohman, 3862 Pimlico, stated the area has a need for this <br />type of use. He does, however, have concerns about traffic in <br />the area, especially that created by McDonalds. He said there <br />will be homes built east of his home and traffic will be backed <br />up in the area. He stated that right now trucks use this property <br />for a storage area. He was concerned with the overall planning <br />in that portion of Pleasanton and engress and igress for that <br />part of town. If any changes will be forthcoming on the on and <br />off ramp now is the time it should be studied and a sound barrier <br />constructed. He asked that the Planning Commission figure out <br />some way to protect everyone. <br />The public hearing was closed. <br />Commissioner Lindsey felt he could support the application as <br />all of the children will not be arriving at one time. Commissioner <br />Wilson also stated he could support it. Commissioner Getty <br />said these types of facilities are really needed. She liked <br />the idea of a driveway off of Pimlico as well as Brockton Drive. <br />Commmissioner Doherty said the project is super but he didn't <br />like the traffic flows and parking lot. <br />Chairman Jamieson asked if there was a landscape plan with the <br />proposal. Mr. Harris said no, they generally come in with a <br />final plan to the City. Chairman Jamieson felt that there should <br />be landscaping with regard to the wall. Mr. Harris explained <br />the proposed landscaping plan for the project. <br />Chairman Jamieson asked about sprinkler requirements. Mr. Harris <br />stated that sprinklers are not required for buildings of this <br />size and that they are required for structures 12,000 sq. ft. or greater. <br />Chairman Jamieson then askesd about the parking ratios. Mr. <br />Harris said they would only be required to have 15 spaces and <br />that is not enough. <br />A motion was made by Commissioner Getty, seconded by Commissioner <br />Wilson that the mitigated negative declaration prepared for this <br />proposal be recommended for adoption inasmuch as any potentially <br />significant adverse effects would be reduced to an insignificant <br />level as a result of conditions imposed on project approval. <br />ROLL CALL <br />AYES: Commissioners Doherty, Getty, Lindsey, <br />Wilson and Chairman Jamieson <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. 2345 was entered and adopted approving the <br />mitigated negative declaration prepared for case PUD-80-15-1D <br />
