Page 10 <br />Minutes <br />Planning Commission <br />Mr. Harris reported that .fibre glass roofs vary and can be triade <br />to look like shingles. The City is requiring that they submit <br />samples of materials that will be used to insure the highest <br />quality of materials. <br />Mr. Roquette then expressed concern with the configuration of <br />Pimlico realigned. He stated this project is almost like putting <br />the cart before the horse. Overall traffic is a real concern <br />of the area. They have concerns with the number of parking spaces <br />being 23. They realize that the parking lot won't be filled <br />at all times but with 15 employees, it doesn't leave much left. <br />They understand the busing effect, but there is a lot of activity <br />going on to and from the school. He felt it might be appropriate <br />at this time to discuss additional aparking. He talked to one <br />of the Pleasanton Meadows Homeowners who works at a daycare facility <br />in town and who felt the parking was limited in this development. <br />Bill Johnson, President, Fairlands Park Homeowners Association, <br />3868 Keneland, felt the project would be beneficial to the neighborhood <br />but had concerns with a couple of things, one of which is the <br />small parking lot. He addressed parking problems in the area <br />and did not know where parents of 156 children plus 13-15 employees <br />would park. He said the logical place would be on Brockton. <br />He stated the homeowners will be justified in asking for a sound <br />wall if the traffic increases and the configuration of the street <br />changes. He said it is very noisy. <br />Mike Grazadei, 3955 Churchill, stated he was present at the meeting <br />with Mr. Jordan and Ferreri and felt it was a fruitful one. <br />He asked the developer to address the maximum number of auto <br />trips at any one time based upon the experience of 800 facilities. <br />The proponent responded there are usually 7-8 people parked at <br />any one time other than employees. Mr. Grazadei, stated concerning <br />the Pimlico realignment, they would volunteer their time, because <br />of the traffic generated by McDonalds, to and from Pimlico and <br />Santa Rita Road, to work with staff on the realignment because <br />living out there they have a pretty good idea as to what would <br />work and what would not. Mr Warnick explained that the design <br />concept was reviewed by the Planning Commission and City Council <br />some months ago. He stated they are trying to finalize the plans <br />now so a meeting either himself or a member of his staff would <br />be appropriate. <br />Commissioner Doherty had a problem with the flow of traffic moving <br />150 cars in for 1.5 hours in the morning and two hours at night. <br />He stated this would be an accident waiting to happen. He thinks <br />there should be an entrance and exit and a place where people <br />can swing in and pick up their children without actually parking. <br />Mr. Roquette asked about Condition No. 6 and the recommendation <br />for deletion. Mr. Harris indicated they are now showing a sidewalk <br />on the plan where they didn't before. Commissioner Lindsey then <br />asked Mr. Jordan and Courtier to address the parking situation. <br /> <br />
