MINUTES <br />PLANNING COMMISSION <br />10/12/83 <br />Page 10 <br />She stated that she has as much interest in the community as <br />anyone who was born here. She said Peters Avenue is eliminating <br />some of the congestion on Main Street. She spoke to the policy <br />concerning banks having branches without first being located <br />in the CBD. She felt Pleasanton has to change and will have <br />to do so with guidelines and parameters. She said one cannot <br />envision a five story office building on the west side of Peters <br />because it wouldn't work. <br />Commissioner Doherty said that from a practical standpoint <br />concerning the Amaral general plan amendment, no one spoke for <br />it besides Amaral who is not here tonight. He said currently <br />the west side of Peters is an eyesore and he would like to see <br />it cleaned up. He said there are some lovely old homes in that <br />section of town. He stated that a multiple project would have <br />to be viable from a financial standpoint. He also said the <br />only people speaking for the general plan amendment at this <br />meeting is the Downtown Association but that there are plenty <br />of neighbors speaking against it. He had concerns with the <br />memo just received from the Park and Recreation Commission. <br />He said he doesn't know whether or not they have the funds to <br />develop a park. He said he is undecided with regard to this <br />application taking into consideration the concerns of the neighboring <br />residents. He said he was not sure that continuing it would <br />accomplish anything because it could be referred to Parks and <br />Recreation between the times it was heard by the Planning Commission <br />and the time it would be considered by City Council. Chairman <br />Jamieson indicated Commissioner Doherty is not alone in his <br />concerns of -the neighbors. He asked the Director of Public Works <br />if the City would have to purchase the land to develop any of <br />it into a park. Mr. Warnick stated it would have to be purchased. <br />Chairman Jamieson then asked the cost of the property. Mr. <br />Warnick stated he didn't know but using $10 sq. ft. for the <br />property at Peters Avenue and Bernal would give one an indication <br />of the cost. Mr. Harris stated that the largest parcel is about <br />25,000 sq. ft., or would cost somewhere in the neighborhood <br />of $250,000. Chairman Jamieson also felt it would probably <br />not do any good to put the matter over and he could envision <br />a one story office, done quite well and it would certainly be <br />better than a one or two story condominium because the lots <br />are rather small and you don't get as much traffic and noise <br />from office as you would with apartment house uses. He said <br />he assumes apartments would be two-story because he didn't believe <br />they could be developed any other way. <br />Commissioner Doherty stated that he would like an opportunity <br />to think the matter over and urged that it be continued to November. <br />He would like to see it go before more commissioners than just <br />three for more input. <br />-10- <br />_, .. _.., . _ ._ _ _ ... _ ... _,.._ ,. ,. _. _ _ _ _ _ r <br />
