MINUTES <br />PLANNINIG COMMISISON <br />12/14/83 <br />Page 2 <br />OLD BUSINESS Public Hearings <br />PUD 83-21, Vorelco, Dividend <br />Application of Vorelco of California, Inc. and Dividend Development Corporation <br />for PUD (Planned Unit Development)-development plan approval for an approximately <br />70,000 sq. ft. mini-storage facility on an approximately 2.5 acre site located at <br />the southeast corner of Stoneridge Driveand I-680. Zoning for the property is <br />PUD (Planned Unit Development)-General and Limited Industrial District. A negative <br />declaration of environmental impacts will also be considered. <br />This matter was continued to 1/11/84. <br />PUD-83-16, Val West, Inc. <br />Application of Val Wwest, Inc. for PUD (Planned Unit Development)-development <br />plan approval of a 231 unit residential development project on approximately 35 <br />acres located on the north side of Vineyard Avenue opposite Sauterne Way. Zoning <br />for the property is PUD (Planned Unit Development)-Medium Density Residential <br />District. A negative declaration of environmental impacts will also be considered. <br />This matter was continued to 1/11/84. <br />PUD-83-17, Amador Associates <br />Application of Amador Associates for PUD (Planned Unit Development)-zoning <br />and development plan approval fora 46 unit residential development project on <br />approximately 4.7 acres at 3780 Vineyard Avenue. Zoning for the property is R-1-6500 <br />(Single-family Residential) District. The Planning Commission may recommend <br />any zoning for the property consistent with the General Plan. A negative declaration <br />of environmental impacts will also be considered. <br />This matter was continued to 1/11/84. <br />NEW BUSINESS -Public Hearings <br />Tract 5248, Shea Homes <br />Application of Shea Homes for tentative approval to subdivide approximately 58 <br />acres into 55 residential lots and an approximately 48 acre remainder parcel with <br />an average residential lot size of approximately 5640 sq. ft. at the northeast corner <br />of Oakland Avenue and Mohr Avenues. Zoning for the property is PUD (Planned <br />Unit Development)-Medium Density Residential District. <br />Mr. Harris presented the staff report. He indicated that there is an approved <br />PUD for 345 units on the site and this is the first phase which will be located on <br />the southwest corner. He stated the map shows 55 lots, but the applicant has growth <br />management approval for 50. He indicated the applicant wished to construct five <br />model homes on the 5 lots, but has been determined that he cannot do that. He <br />stated staff is recommending that lots 41-55 be shown as a remnant parcel. He <br />stated Mr. Warnick has passed out a condition (No. 17) which should be added. He <br />further stated that Conditions No. 68, 70 and 73 of Ordinance 1086 approving the <br />PUD are in the process of being modified and the Tentative Map approval should <br />incorporate approval of the minor modification as a condition of approval. <br />-2- <br />_ ,..-. . _._ _ _ _ . ,T <br />
