He asked that if the project is <br />approved the Arroyo be fenced off so that children cannot play <br />down there. <br />Mr. Harris explained that Del Valle Parkway has had a precise <br />plan since 1966 which showed an 84 foot right-of-way. Mr. Lenson <br />argued that this was in 1966 and now it is 1984 and the matter <br />should be reviewed entirely. <br />John Vanderoovart, 4300 Del Valle Parkway, explained that he <br />built Mr. Lenson's and his brother's house and there was a <br />precise plan showing the future alignment of Del Valle Parkway. <br />He didn't believe that it was for 84 feet. He lives at one end <br />of the Del Valle Parkway and his brother lives at the other. He <br />stated that the City will have to take several houses to have the <br />alignment. He stated that human rubbish collects in the Arroyo <br />and supported eliminating access for children. If development is <br />allowed, he asked that some steps be taken to fence the arroyo <br />off from the Lenson and Vanderoovart houses. <br />Earl Augusta,713 Camelia Court, Ripon, owner of one of the <br />properties on Stanley Boulevard, was confident the Spiliotopoulos <br />project would be a good one, however, the Commission has to <br />consider other builders who would like to come to the area who <br />are not like George Spiliotopoulos and Brad Hirst. He asked the <br />Commission to view this project on its own merits without <br />including one half of the street. He felt a general plan change <br />for the entire street would greatly change and disrupt lifestyles <br />of the area. He didn't feel that Madden's parcel should be <br />exempt. <br />Don Cavestri, 19053 Glidden St., Castro Valley, asked for <br />clarification of the high density residential being proposed for <br />the entire northern side of Stanley Boulevard. Chairman Doherty <br />discussed the General Plan amendment. Mr. Cavestri indicated he <br />would like to be included for High Density Residential. <br />Bob Wilcox, 3988 Stanley Boulevard, spoke for his parents who own <br />the property. They have now changed their minds and are totally <br />opposed to this project and the proposed general plan amendment. <br />He opposes the widening of the street as proposed as it would <br />destroy the flavor of the existing residential neighborhood. <br />Approving a high density residential project would set a <br />precedent. He asked that no projects be approved for this area <br />until Valley is punched through. A six foot wide landscape <br />buffer at the curb doesn't make any sense to him. <br />John Regalotto,3900 Stanley Boulevard, stated that while the <br />applicants have done a good job, his particular home doesn't have <br />the kind of space required to give up right of way. As it now <br />stands his front steps would be in the middle lane of the road. <br />Commissioner Lindsey asked Mr. Warnick to comment on the road <br />going to Mr. Regalotto's front porch.
