Minutes <br />Planning Commission <br />12/12/84 <br />there will be congestion and unacceptable levels of traffic if it <br />is not connected. <br />Right-of-way width for Stanley Boulevard between First Street and <br />Main STreet was discussed between Commissioners Lindsey, Getty, <br />Chairman Doherty and Mr. Warnick. Mr. Warnick indicated that 84 <br />feet is needed for a 64 foot street. <br />Mr. Warnick explained that the three year capital improvement <br />program doesn't include the connection from Main Street to <br />Stanley Boulevard. The next budget will consider a five year <br />capital improvement plan instead of three and he would expect <br />that this extension would appear in it. <br />Commission Innes asked what would be done to make the area safe <br />until Del Valle Parkway is extended east to Stanley Boulevard. <br />The public hearing was opened. <br />George Spiliotopoulos, one of the principals, 5638 San Jose <br />Drive, Pleasanton presented their proposal. He presented slides <br />of the area reviewing the names and addresses of the residents. <br />He then presented slides of other developed multi-unit areas to <br />give the Commission and audience an idea as to the quality of <br />development which they propose to take place. He thanked the <br />members of the staff who have worked with them concerning this <br />development. <br />Merlie Miller, 3231 Vineyard Avenue, Space 111, Hacienda Mobile <br />Home Park, felt that this area could handle the High Density <br />Residential development because of its particular location. He <br />urged approval of the general plan and zoning change. <br />Frank Auf der Maur, 4558 Bernal Avenue, owns the property next to <br />the project. He urged approval of the proposal. The City needs <br />apartments and the area lends itself well to them. <br />Joe Madden, 1544 Santa Rita Road, supported this development <br />and commended Messrs. Spiliotopoulos and Hirst. He felt a bike <br />lane would have to be included on this section of Stanley <br />Boulevard. He understands the height of fences will be <br />determined as a result of an acoustical study. He called the <br />Commission's attention to the buffer between his property and the <br />proposed site. He is confident that when the time comes the <br />Planning Commission will determine the depth of the buffer and be <br />reasonable and fair and recognize that the buffer zone will <br />continue to other residential properties next to his. <br />Bill Lenson, 3950 Stanley Boulevard, stated the project is very <br />nice. The project, however, is not the real issue. An 84 ft. <br />right-of-way will probably take two-thirds of his driveway <br />without a bike path. He felt something has to be done with the <br />traffic situation right now. It takes him 45 seconds to 1-1/2 <br />minutes to get across to Main Street at 7:30am. There are 20-50 <br />cars backed up going to the High School. He felt the entire <br />Del Valle Parkway extension issue should be reviewed foregoing <br />- 8 - <br />. _ ..__.. ._ _. _..T. _._ ..._ <br />
