He reviewed the <br />tree study made for the project. 15o are on the Lund property, <br />the others are not. <br />Chairman Doherty then asked about the road and median proposed <br />and asked if there was sufficient room to create a lane. Mr. <br />Warnick said there is. Mr. Dunkley said it is 18 feet one way. <br />Commissioner Wilson, and Innes along with the applicant addressed <br />the slope of the proposal and cut and fill. Mr. Dunkley <br />indicated they are attempting to maintain the natural terrain of <br />the property. <br />Commissioner Innes then asked the pad elevation of various lots. <br />Mr. Dunkley listed the elevation for each of them. <br />Commissioner Innes was at the property and felt that development <br />as proposed would take out the contour of the land as there is no <br />stepping of any of the pads. Mr. Dunkley stated it is true that <br />there is no stepping of the pads. Mr. Dunkley indicated there <br />would be complete access from this project to the incompleted <br />portion of Windmill Drive as well as the entire access road to <br />the project. <br />Commissioner Innes asked if Kottinger Ranch is going to <br />participate in the amount of $400,000 to finish the Bernal AVenue <br />loop. Mr. Harris stated they are encouraged to build Bernal <br />AVenue and can only build so far without it. <br />Commissioner Lindsey then discussed the six are open space are. <br />Mr. Dunkley indicated that one acre of it is flat. <br />Commissioner Wilson felt that perhaps the grading was extensive. <br />Mr. Dunkley did not agree. They are cutting 4:1 and they are <br />holding back 30' from the fence line. <br />Commissioner Wilson asked Mr. Warnick if the Engineering staff is <br />satisfied with this. Mr. Warnick indicated they are. <br />The public hearing was closed at 2:05am. <br />- 20 - <br />
