Minutes <br />Planning Commissior. <br />12/12/84 <br />ROLL CALL VOTE <br />AYES: Commissioners Getty, Lindsey, Wilson and Chairman Doherty <br />NOES: Commissioner Innes <br />ABSENT: None <br />ABSTAIN:None <br />Resolution No. 2584 was entered and adopted approving case <br />PUD-84-7 as motioned. <br />Commissioner Innes stated he can understand Carolines desire to <br />provide entry level housing. The project, however, is a poor <br />plan. He also felt the project should have been put in abeyance <br />for the result of the Vineyard Avenue study. The width and depth <br />ratio of the property is poor. <br />PUD-84-15,Castlewood Valley Homes, Inc <br />Application of Castlewood Valley Homes, Inc. for PUD (Planned <br />Unit Development) development plan approval for a 129 unit <br />single-family residential project proposed for the approximately <br />53 acre site, located easterly of the terminus of Mission Drive, <br />Junipero Street and San Jose Drive. The property is zoned PUD <br />(Planned Unit Development)-Low Density residential District. A <br />negative declaration of environmental impacts will also be <br />considered. <br />Mr. Harris presented the staff report and stated that the <br />Commission has been presented a list of revised conditions <br />prepared by the staff in response, in part, at the request of the <br />applicant. <br />Commissioner Getty asked in view of the late hour if it was <br />necessary to discuss this matter tonight. The Commissioners then <br />discussed the issue and it was decided that since Planning <br />Commission is not scheduled to meet again before the January 7, <br />1985 City Council meeting, they would proceed with the agenda. <br />Mr. Harris reviewed the conditions and the open space area <br />provided. <br />Commissioner Innes referred to Condition No. 3 relating to the <br />tree survey required. He felt that Condition No. 12 was <br />repetitive. <br />Mr. Okamura then presented the color grading plan which was put <br />on the wall. He answered questions posed to him by staff. <br />The public hearing was opened. <br />Art Dunkley, Castlewoad Valley Properties, presented his project. <br />They are extremely pleased with the open space concept. Grading <br />is an integrated part of the overall plan. They have done <br />complete soils and geological reports on the property after the <br />plan was prepared. He presented an aerial topo depicting the <br />fencing and general siting of the property. He reviewed the <br />elevations and pads.
