Minutes <br />Planning Commissio; <br />11/28/84 <br />The public hearing was opened. <br />Earl Augusta, 713 Camelia Ct., Ripon, indicated he has no <br />objection to the proposal, but felt the entire area should be <br />looked at before this project is completely approved. A general <br />plan amendment is being discussed that will effect the entire <br />neighborhood and it could change the integrity completely. He <br />had traffic concerns of not just this project but others which <br />would be built as well. He is not sure this issue has been <br />addressed adequately. He asked that the Commission hold off <br />their decision until the Del Valle Parkway issue has been <br />resolved and the entire area reviewed. <br />Brent Wilcox (parents live at 3998 Stanley Boulevard), stated <br />they own property across from the Bottini and Augusta property. <br />They appreciate Mr. Spiliotopoulos coming around and talking to <br />the neighbors. They do not have any general objections to the <br />proposal except for the density of 39 units with 87 parking <br />spaces. If this is the first of a string of condominiums on this <br />street, they do have strong objections. They wish to have the <br />existing nature of the residential area retained. He did not see <br />a need for a 42' right-of-way along with a sidewalk and bike <br />path. He didn't under stand what the extra two feet were for. <br />He felt this would strip existing yards of property. Mr. Okamura <br />indicated that when there is a bike lane in the street, sidewalks <br />can be less than 10'. According to City staff the precise plan <br />has been in effect since 1966 but nothing has shown the actual <br />laning. This can be studied before the next meeting. <br />Commissioner Innes felt the concerns expressed relate to this <br />being the start of something bigger and density is too much. Mr. <br />Wilcox indicated this is correct and that traffic would be okay <br />if this is the only project approved. If the staff doesn't see <br />any problems with the density, Mr. Wilcox indicated that the <br />neighbors do not have a concern with it either. <br />Dave Peterson, 4013 Stanley Boulevard, confirmed that he did not <br />wish to be a part of the zoning change at the current time. He <br />is against dedication of the properties. His wire fence, walnut <br />trees as well as the ever green tree in the front would have to <br />be totally removed. Further, he desired to have a retaining wall <br />next to the Auf der Maur property. He indicated that the Jones <br />and Westfalls do not want their properties part of these <br />applications either. He indicated he is not afraid of progress <br />but desires to retain the current environment of the neighborhood <br />as long as possible. He then explained on the map the location <br />of his property and his access. <br />Ms. Bianchi, mother of Mary Spetti, owner of 4120 Stanley <br />Boulevard (one half way to Main Street) did not object to the <br />project felt one of the problems is getting the money together to <br />construct the connection between Valley Avenue and Bernal on the <br />east and felt emphasis should be put on that. She felt the Del <br />Valle Parkway is badly designed and probably shouldn't take <br />place. <br />- 11 - <br />_ -ir <br />
