Commissioner Lindsey asked of all of the units were for rent. <br />Mr. Cassutt indicated that they will be condominiums and for <br />sale. Commissioner INnes then asked if Mr. Cassutt knew what the <br />prices of the units would be. Mr. Cassutt indicated this is <br />unknown at the current time. <br />The public hearing was closed. <br />Juanita Bianchi, 4105 Walnut Drive, indicated that osedaoflthent <br />has not contacted any of the neighbors. She is oppparticularly <br />project because of traffic concerns on Ray Street, <br />with the parking. She felt an updated traffic count of Ray <br />Street should be made as there hasn't been one for almost a year. <br />Commissioner Lindsey asked Ms. Bianchi if she had any objections <br />to the project other that parking on Walnut Drive. Ms. Bianchi <br />reiterated that traffic is a real problem. She felt the new <br />proposal was better than the original plan but still would create <br />a traffic problems. <br />Chairman Doherty expressed surprise at someone being concerned <br />with a one percent traffic change. Ms. Bianchi explained that <br />people park on Walnut Drive in a residential neighborhood because <br />there is no parking on Ray Street. During the peak hours one <br />cannot get out onto Ray Street. Chairman Doherty asked who is <br />parking on Walnut Drive. Ms. Bianchi explained that she had lace <br />idea where they are coming from but said parking was taking p <br />on both sides of Walnut Drive on a bumper-to-bumper basis. She <br />felt that traffic count was definitely obsolete. <br />Tony Cavestri, 4126 Walnut Drive, indicated the developer has <br />never worked with him either and had some concerns as to whether <br />or not the developer was going to install a retaining wall, <br />trellises, fences, etc. He had concerns with water drainage. <br />All he wishedstcontactedaanytof theepeopleaonrWalnuteDrivesues <br />but no one ha <br />Dolores Rose, 141 Ray Avenue, lives next door to the proposed <br />development. She is opposed to the project because of dust and <br />noise. Commissioner Innes asked Ms. Rose if she has talked to <br />the developer. Ms. Rose indicated that the developer has never <br />contacted her. <br />The public hearing was closed. <br />Commissioner Lindsey felt the development was a good one but was <br />extremely disappointed that the developer has made no contact <br />with the neighbors to discuss the project. He recommended that <br />the matter be continued until such time as the developer or his <br />representative has contacted the neighbors so that they might <br />better understand what is going to take place. <br />Commissioner Innes agreed with Commissioner Lindsey. He also <br />felt that the staff and the developer should address parking <br />requirements for the 10 units. He was concerned with the <br />circulation in the project; 1 there is a deadend entrance; two if <br />- 6 - <br /> <br />
