Mr. Dixon, 4066 Suffolk Way, President Pleasanton Meadows Cabana <br />and Homeowners Association, supported the project. The <br />development is one of quality. The developer has met with them <br />and addressed their concerns. He stated the homeowners support <br />the project but he believes there are one or two people in their <br />subdivision who do not. Commissioner Innes asked if the <br />homeowners were polled or if the Board voted in favor of the <br />project. Mr. Dixon indicated that meetings have been held over <br />the past several years and they have the feelings of the <br />residents. They did not poll 700 residences. Weymouth Court has <br />the largest number of homeowners effected by this development and <br />they have met with Ferreri and the majority support the <br />application. <br />Ed Roquette, 3436 Windsor Court, past president Pleasanton <br />Meadows Homeowners Association, indicated that he is very pleased <br />with the quality of the proposed development. The developer has <br />tried to meet their concerns. The last time a development came <br />through for this project they came in with a petition with 600 <br />signatures. They have no concerns now with this development. <br />One concern would be safety and traffic at Fairlands because of <br />exiting onto Fairlands Drive. He would like to see either <br />'enter' or 'exit' only signs to avoid a major problem. He would <br />like to se an entrance only to the shopping center off of West <br />Las Positas Boulevard instead of an 'in and out.' <br />A representative of Valley Medical Association, discussed the <br />plans for the medical building. He stated the plans were put <br />together in a hurry and will be improved. <br />Phil Younger, 5260 Ridgevale Road, owner of the Exxon service <br />station abutting this project, supported the project. He is <br />happy that they have reduced the height of the wall next to his <br />station from six to four feet. He would like to have access at <br />the rear of his station to he shopping center site. He could see <br />no point in having people going back out onto the street and back <br />into his station. There is a dirt road now and people use it. <br />Mr. Warnick stated this is a reasonable request. <br />Virginia Kovac, 3124 Weymouth Ct., indicated she does not agree <br />with the opinion of the homeowners association. She stated that <br />Safeway, Alpha Beta and other shopping centers have five <br />entrances and exits to their centers. This proposal has only <br />three. She supported Mr. Green's concerns. In the last six <br />months traffic has really increased with cars parking in the area <br />who are members of vanpools. West Las Positas is very narrow to <br />have cars parked. She also had concerns with the loading dock, <br />trash containers. She said the trucks may not start unloading <br />until 6:OOam but they will wait with their motors running because <br />the trucks are refrigerated. She asked that the loading dock be <br />put next to the Arroyo where it will not impact anyone. She felt <br />that previous submittals on this property have been better than <br />this one. <br />- 17 - <br /> <br />
