PUD-81-30-18D, Callahan Pentz Pro erties <br />Application o 'Callahan Pentz Properties for design review approval <br />for a single story, approximately 70,200 sq. ft. office building <br />on an approximately five acre site located on the north side <br />of West Las Po~sitas Boulevard approximately 1150 feet east of <br />the intersection of Hacienda Drive and West Las Positas Boulevard. <br />Zoning for the, property is PUD (Planned Unit Development)-Industrial <br />Commercial and Offices District. <br />Mr. Harris presented the staff report recommending approval <br />of case PUD-81-30-18D. TJKM has prepared a preliminary report <br />on traffic assumptions. Staff is in the process of reviewing <br />this and discussing it with Mr. Kinzel. The document will then <br />be submitted to Wilbur Smith and Associates for review. Staff <br />hopes to have a response by 9/12/84 so that the document may <br />be presented to the Planning Commission at that time. <br />The public hearing was opened. <br />Howard Sword, 2171 Goldcrest Circle, thanked the Commission <br />for the special meeting. Steve Fee of Fee and Munson Architects <br />is present to address the aesthetics of the project. <br />Steve Fee, Fee and Munson Architects, presented the one story <br />building with the steel frame. They will be using a maximum <br />amount of glass in the project. The colors used were accurately <br />presented on the color board. <br />Howard Sword indicated that they have no problems with the conditions <br />presented in the staff report and would be happy to answer any <br />questions concerning the project. <br />Commissioner Innes inquired_about the overhang and asked what <br />would be under it. Mr. Fee stated that it is not a walkway <br />but landscaped area. Commissioner Innes then asked about <br />the floor area ratio. The developers responded that it is about <br />32%. <br />The public hearing was closed <br />A motion was made by Commissioner Getty, seconded by Commissioner <br />Lindsey that case PUD-81-30-18D be recommended for approval <br />subject to the conditions of the staff report. <br />ROLL CALL VOTE <br />AYES: Commissioners Getty, Lindsey, Wilson and <br />Chairman Doherty <br />NOES: Commissioner Innes <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. 2519 was entered and adopted recommending approval <br />of case PUD-81-30-18D as motioned. <br />Commissioner Innes indicated he had voted 'no' because of traffic <br />concerns expressed at the previous Planning Commission meeting. <br />-7- <br />
