8/8/84 <br />Planning Commission <br />Page 9 <br />Richard Frisbee, Environmental Center, indicated that there will be a recreation <br />center, four tennis courts, swimming pool, cabana building and other amenities. <br />Two-thirds of the site will remain common open spaces. Only about 10% of <br />the site will be used for buildings and vehicles. There will be three residential <br />land uses; paired single family dwellings, patio homes and 15,000 sq. ft. <br />to one acre sites. He then presented three alternatives for the connection <br />of the project. <br />Commissioner Innes asked about the proposal for sidewalks throughout the <br />development. Mr. Fairfield reviewed the plan. <br />Bill Herlihy, 816 Abbie St. represented the Pleasnton Heights Owners Association. <br />They have concerns with traffic generation and the potential tying of Bernal. <br />Avenue to Angela. On June 18 they met with Mr. Fairfield and invited Vintage <br />Hills Homeowners Association and residents of the Old Towne development. <br />In general Pleasanton Heights is in agreement with the plan. iii; asi:ed that <br />Bernal Avenue not be tied into Angela street for sure. He stated that Angela is <br />a narrow one lane street and they do not wish to impact it further. On <br />a personal note he did not wish to see Bernal Avenue have four lanes because <br />it would be too tight. Mr. Warnick assured Mr. Herlihy that there is sufficient <br />width to provide two 11 ft. lanes. He suggested that perhaps a consultant <br />should be hired to work with the people concerning the eastern end of Pleasanton <br />and the connection of Angela Street. <br />Commissioner Innes asked Mr. Herlihy if Bernal Avenue were connected to Old <br />Towne if he would still not want to see Angela connected to Bernal Avenue. <br />Mr. Herlihy said this is correct. <br />Chairman Doherty had concern with two churches being within one and one-half <br />blocks from one another and the traffic they generate. Circulation is not <br />good to and from these facilities. <br />Warren Harding, 3789 Grillo Court, moved to Vintage to enjoy the hills. <br />Personally he would hate to see the plan go through but would like to make <br />a suggestion that Bordeau go through to the new development. There is a <br />need to have all of the access they can get available for emergency purposes. <br />He suggested that the homes being built adjacent to Vintage Hills be limited <br />to single-family and single-story units. The small cul-de-sac behind Grillo <br />Court should be eliminated. Regarding Lots 24/25 he would like the bulk <br />eliminated. He asked that trees be preserved because sometimes the City <br />gets careless in cutting down trees. He would like to see Kottinger Park <br />extended. It is a picturesque creek with lots of trees on it. There is a <br />problem with water pressure-:and he would like this addressed. <br />John Joel, 3771 Grillo Court, addressed density. He felt the proposal was <br />one of a density transfer. He indicated that the lots abutting his are much <br />smaller than the R-1-20 standards. He did not want two story units behind <br />his home. He did not want the land behind his home to be raised in height. <br />He wished to have Kottinger Park extended and wanted some protection for <br />the creek. <br />Dave Clausen, 617 Windmill Lane, addressed the Commission as spokesperson <br />for Old Towne: No one on Windmill Lane has heard of the development.
