MINUTES <br />PLANNING COMMISSION <br />May 9, 1984 <br />Page 3 <br />PUD-81-30-11D, Sheraton (Gus Enterprises), and Prudential Insurance Company <br />Application of Gus Enterprises and the Prudential Insurance Company of America <br />for PUD (Planned Unit Development) development plan approval of a 216 room hotel/restaurant <br />complex consisting of approximately 140,000 sq. ft. of building area and related facilities <br />on an approximately ten acre site at the northeast corner of Hopyard Road and Gibraltar <br />Drive. Zoning for the property is PUD (Planned Unit Development)-Industrial, Commercial <br />and Offices District. <br />Mr. Glenn presented the staff report recommending approval of the project. <br />Vice Chairman Wilson asked if this proposal is for less rooms than previously approved. <br />The staff answered it is. <br />The public hearing was opened. <br />Roger Gage, Prudential Insurance Company (co-applicant) presented an illustrative. <br />Mr. Gage also reviewed the previous plan and compared it to the new one. Saga Enterprises <br />will be having a Velvet Turtle restaurant in the Sheraton and needs 17,000 sq. ft. instead <br />of 12,000 sq. ft.; thus, the reason for the new application. Parking would have been <br />tight just with the restaurant on the previous application. The rooms have been reduced <br />from 268 to 216, there will now be a second courtyard. The FAR is 32% but the footprint <br />is about 17%. The architect, Bruce Ross, will give a presentation as will the landscape <br />architect. Mr. Gage indicated that the 2.3 acre piece could be another restaurant <br />in the future. <br />Bruce Ross, the architect, stated that the major change in the plans is that the restaurant <br />has been made larger, the parking increased from 276 to 400+. The FAR will stay <br />the same. <br />John Markham, the landscape architect, reviewed the landscaping for the project and <br />reviewed the renderings presented. There will be basically three landscaping zones. <br />Vice Chairman Wilson asked if the trees were California Oaks. Mr. Markham indicated <br />they are Holly Oaks on Chabot Drive along Gibraltar. Oak trees are not particularly <br />fast growing and could be considered medium growing. <br />Commissioner Lindsey asked Mr. Gage about traffic impacts of the project. Mr. Gage <br />inidicated that the traffic report indicates 81%. Vice Chairman Wilson asked about <br />the improvements at Owens/Hopyard. Mr. Gage indicated that ground would be breaking <br />about May 21 on the east side of Hopyard Road at Owens Drive. Vice Chairman Wilson <br />asked what would happen to the Mobil Service Station. Mr. Gage indicated that this <br />matter is currently being negotiated but it is being looked at as a two island service <br />station. <br />Jack Hovingh, 4250 Muirwood Drive, supported the project. Vice Chairman Wilson <br />asked Mr. Hovingh what he thought of the intersection.
