MINUTES <br />PLANNING COMMISSION <br />4/25/84 <br />Page 6 <br />signs. Mr. Harris indicated that it does not and should be approved under <br />separate application. <br />The public hearing was opened. <br />Chuck Pinkerton, Ponderosa Homes, made a presentation. He explained access <br />would be gained at the point where the street is currently blocked off. <br />Construction traffic would be limited to the approved haul route. They <br />have been advised of concerns and are trying to be responsible good neighbors. <br />They agree with the conditions of the staff report but would ask that <br />condition number two be modified to show 'prior to occupancy' instead <br />of 'closed for sale.' The staff indicated they have no objection to this <br />terminology. The applicant indicated that it is their customary practice <br />to sell the model homes to investors and lease them back and the change <br />in terminology would be beneficial in getting this accomplished. <br />Commissioner Wilson indicated that the last time Ponderosa Homes applied <br />for a model home complex, concerns were expressed with haul routes, traffic, <br />etc. Mr. Pinkerton said they have tried to relieve the concerns as much <br />as possible. Commissioner Wilson asked if Hansen Drive will be restored <br />to the condition at which it was prior to construction. <br />Mr. Warnick indicated that there are funds of three separate developers <br />who have used Hansen during the course of construction and these will <br />be used to get the street restored. <br />Chairman Jamieson asked about the price of the models. Mr. Pinkerton <br />stated he is not sure yet but would guess $130-170,000. The houses are <br />smaller by 10% than the Vineyard. <br />Dick Curtis, 6590 Hansen Drive, addressed the closed off portion of the <br />road. He stated that they have asked Ponderosa to close off Hansen Drive. <br />He asked for clarification as to how one would get to the models without <br />closing the entire road. Mr. Pinkerton presented a site plan showing <br />access. Mr. Curtis asked about phasing of the project and Mrs. Pinkerton <br />explained. Mr. Curts asked about how the haul route would be terminated. <br />Mr. Curtis explained that Ponderosa and others do not always close the <br />gate off to Hansen and are in fact not good neighbors. Mr. Curtis has <br />closed the gate himself on numerous occasions to prevent trucks from encroaching. <br />Ponderosa mixes the traffic and has caused many problems. <br />Mr. Warnick explained that a sewer project was going on in the area and <br />one of the two day periods in which the work was done, the company used <br />Hansen Drive. Mr. Curtis indicated that the City's inspector was not <br />too helpful and appears to be irritated when someone talks to him about <br />the problems of the area. <br />Chairman Jamieson suggested that perhaps Mr. Curtis could keep contact <br />with Mr. Warnick to settle some of these problems should they arise. <br />-6- <br />
