MINUTES <br />PLANNING COMMISSION <br />April 11, 1984 <br />Page 2 <br />UP-84-5,. Ponderosa Homes <br />Application of Ponderosa Homes for a conditional use permit for a model <br />home complex, sales office and related facilities on six lots at the intersection <br />of the proposed extensions of Hansen Drive and Paseo Santa Cruz. Zoning <br />for the property is PUD (Planned Unit Development)-Medium Density Residential <br />District. <br />This matter was continued to 4/25/84. <br />NEW BUSINESS - Public Hearings <br />Z-84-110, Johnny Crowell <br />Application of Johnny Crowell for design review approval of a new color <br />scheme for the structure at 4321 First Street, the former Kirth Furniture <br />facility. Zoning for the property is C-C (Central Commercial) District. <br />Mr. Harris presented the staff report indicating that the use will consist <br />of a sales room and show room for classic automobiles and the applicant <br />desires to paint the building with off white walls and blue roof. He <br />explained that the site has generated some interest in town and staff <br />felt the matter should be brought before the Design Review Board. The <br />Design Review Board has elected to refer the matter to a full Planning <br />Commission. <br />Commissioner Getty asked if the building meets current building codes. <br />Mr. Harris didn't know whether it did or not. Commissioner Getty asked <br />that if it doesn't, wouldn't this be the time to have it brought up to <br />conformance with the Code. Staff indicated it would be. Mr. Harris presented <br />photographs to the Planning Commission. The photographs consisted of <br />the structure discussed at 4321 First Street as well as residential units <br />in the surrounding area. <br />Commissioner Wilson asked if the roof is solid metal. It appears rusty <br />and he wasn't sure how solid it was. <br />The public hearing was opened. <br />Johnny Crowell 433 Adams Way, has operated a specialty sales office in <br />Dublin for four years. He only lives six blocks away from 4321 First <br />Street and desires to eliminate the eyesore that has existed there for <br />some time. His proposed use is a 'permitted' one and he intends to operate <br />his business under the confines as outlined in the ordinance code. All <br />he wants to do at the current time is paint the structure and in a couple <br />of years if all goes well, he would anticipate razing it and constructing <br />a new one. <br />Commissioner Lindsey asked about the use proposed. Mr. Harris explained <br />that it will only consist of automobile sales and display facilities. <br />No service is allowed in the C-C zoning district. He wanted to make that <br />perfectly clear to everyone concerned. <br />Commissioner Wilson asked Mr. Crowell if he could store cars on the adjacent <br />land. Mr. Crowell said it is not his intention to do so.
