Page 11 <br />Minutes <br />Planning Commission <br />3/28/84 <br />A motion was made by Commissioner Wilson, seconded by Commissioner Lindsey <br />that the Patel Development Agreement be recommended for approval per the <br />staff report. <br />ROLL CALL VOTE <br />AYES: Commissioners Doherty, Lindsey, Wilson and Chairman <br />Jamieson <br />NOES: None <br />ABSENT: Commissioner Getty <br />ABSTAIN: None <br />Resolution No. 2450 was entered and adopted recommending approval of the <br />Patel Development Agreement as presented by staff. <br />Tentative Tract 5156, Frank Auf der Maur <br />Application of Frank Auf der Maur to subdivide approximately 38 acres into <br />32 lots ranging in size from 0.5 to 1.3 acres. The property is located on <br />the south side of Stanley Boulevard, approximately 355 feet east of Wyoming <br />Street and southeast of the terminus of California Street. Zoning for the <br />property is PUD (Planned Unit Development)-Commercial District. <br />This matter was continued to 4/25/84. <br />UP-84-5, Ponderosa <br />Application of Ponderosa Homes for a conditional use permit for a model home <br />complex, sales office and related facilities on six lots at the intersection <br />of the proposed extensions of Hansen Drive and Paseo Santa Cruz. Zoning <br />for the property is PUD (Planned Unit Development)-Mediium Density Residential <br />District. <br />This matter was continued to 4/11/84 <br />UP-80-5, Bank of America <br />Application of the Bank of America for a conditional use permit to allow <br />the continuing operation of a branch bank facility at 6280 West Las Positas. <br />Zoning for the property is C-N (Neighborhood Commercial) District. <br />This was continued to 4/25/84 at the request of the applicant. <br />Discussion of applying LOS D standard to residential developments <br />Mr. Harris reviewed the staff report. He stated that City Council has approved <br />retention of Chandler Lee for the General Plan update for 14 months. One <br />of the things that is to be looked at will be the requirement from the General <br />Plan Committee concerning LOS D for commercial and industrial areas. He <br />explained that residential development is difficult to mitigate as opposed <br />to commercial where you can require vanpooling, etc. Commissioner Wilson <br />asked one location concerning mitigation measures imposed on residential development. <br />Mr. Harris indicated that there are at least two; Daon property between Stoneridge <br />Mall and I-680 and Val West in Vintage Hills. <br />-11- <br />
