Minutes <br />Planning Commission <br />January 11, 1984 <br />Page 3 <br />The public hearing was opened. <br />Barney Knox, Morrison Homes, 2255 Contra Costa Blvd., Pleasant Hill, stated they <br />have reviewed all of the conditions of the staff report and are in agreement with them. <br />He stated he would be happy to answer any questions. <br />Commissioner Wilson asked Mr. Knox about the distance from the house on Valley Avenue <br />to Santa Rita Road. Mr. Knox said it is about 160'. Commissioner Wilson then asked <br />what the width of the park is on Santa Rita Road from Valley Avenue. Mr. Knox said <br />it is about 558'. Commissioner Wilson then asked if the development at this time resembles <br />the original overall approval of several years ago. Mr. Knox said it is very close to <br />the original approval. He indicated the configuration is a little different and the differences <br />have to do with the park area. He said the park area is 1/10 acre less than eight acres; <br />originally the units were single-family detached and now they are duplex-type units. <br />They have constructed similar units in San Jose with a great deal of success. He reviewed <br />the size of the units with the Commission. <br />Commissioner Wilson then asked if the units qualified with FHA standards. Mr. Knox <br />said they do. <br />Commissioner Lindsey asked if the corner of Kolln Street and Valley Avenue would <br />be landscaped. Mr. Knox said it would be and it would be maintained by the homeownwers <br />association. <br />Mr. Knox presented a list of street names for review of the Commission. <br />The public hearing was closed. <br />Commissioner Wilson felt that approval of street names should be up to staff. Mr. Harris <br />stated the staff will run the names through the postoffice and other agencies. <br />A motion was made by Commissioner Lindsey, seconded by Commissioner Getty that <br />Tract 5244 be approved subject to the conditions shown in the staff report and will <br />become effective concurrent with the approval of caes PUD-83-18 by City Council. <br />ROLL CALL VOTE <br />AYES: Commissioners Getty, Lindsey and Acting Chairman Wilson <br />NOES: None <br />ABSENT: Commissioners Doherty, Ar rigoni, and Chairman Jamieson <br />ABSTAIN: None <br />Resolution No. 2411 was entered and adopted approving Tract 5244, Morrison Homes <br />as motioned. <br />Mr. Warnick reported that Morrison will be installing a soundwall on the north and south <br />sides of Valley Avenue along with landscaping on the north side. <br />-3- <br />.,. - T <br />
