Minutes <br />Planning Commission <br />January 11, 1984 <br />Page 4 <br />PUD-83-11, Leisure Sports, Inc. <br />Application of Leisure Sports, Inc. for PUD (Planned Unit Development)-zoning and <br />development plan approval of a major addition to the Amador Valley Athletic Club <br />for an approximately 181,000 sq. ft., 298 room, five story hotel/convention center, additional <br />tennis courts and related facilities on an approximately 16.8 acre site at 7090 Johnson <br />Drive. Zoning for the property is IG (General Industrial) District. A mitigated negative <br />declaration of environmental impacts will also be considered. <br />Mr. Harris presented the staff report stating he has looked at many structures using <br />the Dryvit material in other areas. <br />Commissioner Lindsey stated he realizes the office building is not up for approval but <br />asked about future parking when this structure is built. Mr. Harris stated the applicant hopes <br />that 730 parking spaces will accommodate the office, hotel and club stating that if <br />current standards were applied, the applicant would need approximately 900 spaces. <br />It is possible because of office hours vs. those of the athletic club and hotel there will <br />be sufficient parking. He said it may be possible that the requirements may be changed <br />at the time the office is considered. 730 spaces isn't much more than would be required <br />without the office building. <br />The public hearing was opened. <br />Jim Detrick, Hotel Development Companies, 10335 Rue Chamberry, San Diego, CA <br />92131, reviewed the project. Marketing analysis has shown that Pleasanton needs meeting <br />space for general community use. They are attempting to create a residential feel <br />on the property. The restaurant will emphasize fresh food presentation. <br />Edward J. Gee, Edward J. Gee & Associates, Architect, reviewed the details of the <br />proposal presenting color renderings and site plans. He explained the physical connections <br />of the hotel to the athletic club, parking, entrances and materials. <br />Commissioner Wilson asked what the height of the building would be. Mr. Gee stated <br />it is 8'8" floor to ceiling plus 14' for a total of 49'. Commissioner Lindsey asked what <br />the overall height it is at the top of the elevator structure. Mr. Gee responded it is <br />6 2'. <br />Commissioner Wilson asked when the building would be constructed and stated there <br />are two other hotels proposed and hasn't seen one started yet. Mr. Detrick stated they <br />intend to be under construction late Spring. He then reviewed their entire schedule. <br />Commissioner Lindsey asked if this hotel would bear a big name or asked if it would <br />have a private name. Mr. Detrick then stated that while many hotels have "big" names <br />they often are independently operated. He stated their market analyses has told them <br />they will be dealing with a corporate market. <br />Commissioner Wilson then asked Mr. Detrick about sewer allocation for their proposal. <br />Mr. Detrick stated they are in the DSRSD District who has 2200 permits available and <br />that everything they have researched indicates there are no serious problems in that <br />area. <br />Commissioner Wilson thanked the applicants for their very complete presentation. <br />-4- <br />
