Add Condition No. 32 "That all main structures be <br />built on the custom lots within the project shall <br />receive Design Review Board approval prior to <br />issuance of a building permit. <br />ROLL CALL VOTE <br />AYES: Commissioners Hoyt, Innes, Lindsey, Michelotti and <br />Chairman Wilson <br />NOES: None <br />ABSENT: None <br />ABSTAIN: Commissioner Wellman <br />Resolution No. 2733 was entered and adopted recommending approval <br />of Case GP-85-8 and PUD-85-15 as motioned. <br />PUD-85-18, Greg Mix, Roger Manning and Art Dunkley <br />Application of Greg Mix, Roger Manning and Art Dunkley for <br />rezoning and development plan approval for a four unit <br />single-family residential development on an approximately 0.9 <br />acre site located at the terminus of Abbie Street. Zoninq for <br />the property is ~~P~~ (Public and Institutional) District. <br />Mr. Swift presented the staff report recommending approval of <br />Case PUD-85-18, indicating that the applicant will be asking that <br />Condition No. 11 be clarified to show a total of five off-street <br />parking spaces (including garage space) instead of three as <br />stated and another be added relating to design review approval of <br />homes. <br />The public hearing was opened. <br />Greg Mix, 205-B Main Street, reviewed the history of the property <br />and their proposal for it. They wish to retain views to the <br />maximum extent possible of the current property owners. The <br />project as proposed is a four lot subdivision with an average <br />size of 10,000 sq. ft. per lot. He explained that they want to <br />acquire a portion of the City's right-of-way on Abbie Street for <br />this project. Mr. Mix addressed the hole in the fence which <br />allows Abbie Court access to Abbie Street. They will be able to <br />save the two healthy oak trees on site. In respect of Mr. <br />Gallegos, they would like to add a condition requiring Design <br />Review Board approval of the homes. Mr. Mix stated they will <br />continue to work with the neighbors on this project. They concur <br />with the staff report but would like to modify Condition No. 11. <br />Mr. Swift explained staff's requirement with regard to parking. <br />Commissioner Lindsey asked if this property was originally owned <br />by the School District.
