Minutes <br />Planning Commissic <br />10/23/85 <br />Mr. Miller spoke again stating that all winter behind his house <br />where the drainage pump is located is under water. <br />David Osterman, 3593 Gulfstream, spoke in support of the project. <br />Ernest Freeway, 3138 Fairlands Drive, was concerned with any <br />development off of Pimlico Drive. He currently dodges young <br />children leaving the childcare center and expressed concern with <br />the use of the area. He did not want a convenience type or adult <br />book type store in the area. <br />The public hearing was closed. <br />Rebuttal - Randy Schlienz stated they would be happy to prepare <br />more detailed architectural and landscape plans. They are <br />sensitive to the concerns expressed. They will be very happy to <br />submit plans for the wall for review. He explained that 12' is <br />the maximum height of the wall. An 8' wall was recommended but <br />may be an 10' wall can be used. 12' is not really for the entire <br />length of the site. They are willing to work with the staff and <br />the homeowners regarding the matter. <br />Commissioner Lindsey asked Mr. Schlienz to address the dumpster. <br />Mr. Schlienz indicated they have verbally agreed to move the <br />dumpster at a recent homeowners association meeting. <br />Chairman Wilson was not satisfied with a 15' setback and felt it <br />should probably be 20'. If the building is set back from the <br />property line, maybe such a high fence would not be necessary. <br />The homeowners have gone over backwards to cooperate. 15' <br />doesn't do them any good. <br />Chairman Wilson pointed out that Kindercare hasn't worked out <br />well and in fact it is their property which is requiring the <br />fence to be built. <br />Commissioner Michelotti felt there needs to be a working <br />relationship between the staff, the neighborhood and the <br />developers for the entire area as a whole. Mr. Schlienz indicted <br />they have made a sincere attempt to work with the homeowners of <br />the area. He urged recommendation of approval of their project <br />indicating they would be happy to provide more detailed <br />architectural plans for the elevations, walls, etc. <br />Chairman Wilson asked about the traffic study. Mr. Swift <br />indicated that the traffic study for this development includes <br />the 412 unit apartment project, this two acre proposal, and the <br />project proposed on the north side of Pimlico, including two fast <br />food restaurants and a motel. Mr. Swift then reviewed the <br />proposed North Pleasanton improvements. <br />Commissioner Michelotti explained levels of service and volume to <br />capacity ratios for the members of the audience. <br />A motion was made by Commissioner Lindsey, seconded by <br />Commissioner Wellman, that the negative declaration prepared for <br /> <br />
