Minutes <br />Planning Commissic <br />10/23/85 <br />didn't know whether or not he could address that issue. Mr. <br />Schlientz stated that their is only one small area of concern. <br />They are trying to satisfy the neighboring homeowners and meet <br />the concerns of staff with regard to storm drainage and removal <br />of water from the site. Commissioner Lindsey then asked if the <br />difference in the site elevations of 4' was caused primarily by <br />Kindercare. Mr. Schlientz indicated that it was partly caused by <br />them and the only alternative now is to pump the entire site. <br />Commissioner Michelotti discussed the concern of the neighbors <br />concerning the project and asked whether the neighbor s were <br />concerned with the +4' height of the wall or the height of the <br />building. Mr. Schlientz indicated that they propose to landscape <br />a 7' strip and there should be adequate landscaping to shield the <br />building. He further stated there would be no public access to <br />the rear of the building. <br />Commissioner Michelotti asked if there would be any safety <br />problems as far as having a wider setback is concerned - could <br />somebody get behind the homes or the building itself. Mr. <br />Schlientz reiterated that there would be no public access to this <br />area. <br />Mr. Schlientz stated that they agree with the staff report but <br />would like to have the floor area ratio limited to under 30% <br />instead of under 25% as recommended in the staff report which <br />would reduce the building area by 4,000 sq. ft. They agree with <br />the recommended use changes made by the home owners association. <br />Regarding trees, Gum Eucalyptus are messy trees and they would <br />like to replace them. There is one tree, however, they will try <br />to preserve at the request of one of the neighbors. <br />Commissioner Michelotti asked if the staff had any further <br />rendering which showed a close-up of the buildings. <br />Chairman Wilson asked the percentage of lot coverage. Mr. <br />Schlientz stated their proposal is just under 30%. <br />Dave Baxley, 3911 Fairlands Drive, represented the homeowners of <br />the area. He indicated he lives behind the Kindercare facility. <br />He stated if the proposed wall is only 8' they will be able to <br />see in the backyards. The existing wall behind his home is not <br />yet complete. They support staff's recommendation concerning <br />this project, providing they can solve the problems with the <br />walls and landscaping. The uses proposed are fine with the <br />exception of the delicatessen store. They do not object to a <br />nice delicatessen as long as it doesn't become a sandwich shop. <br />They also want laboratories to have a conditional use permit. <br />Mr. Baxley indicated they would like to explore, as part of a <br />community study the relocation of McDonalds. All of the <br />residents' concerns concerning McDonalds have become a reality. <br />He indicated it is used as a truck stop, and refuge for people <br />coming from Santa Rita. <br />.. __ ... . _... ._. _.,Y_.,. ..___._... _ _... _... ._.. ~. <br />
