Minutes <br />Planning Commissic <br />10/23/85 <br />Commissioner Lindsey asked Mr. Baxley if he was in basic <br />agreement with the proposal as submitted. Mr. Baxley indicated <br />they are, provided it is as staff recommended and they can get <br />together with the developer prior to City Council. They want to <br />limit development to single-story. <br />Commissioner Michelotti asked Mr. Baxley whether or not they have <br />suffered any drainage problems. Mr. Baxley responded they have <br />incurred drainage problems only where the wall is not complete. <br />Henry Hattan, 3963 Fairlands Drive, lives adjacent to the <br />development. He read a petition and stated they basically do not <br />object to the development if their specific concerns are <br />addressed. They are 1) soundwall - They want it 12' and <br />aesthetically please both to Pimlico and on the residential side. <br />The wall should not terminate at a property line but rather <br />carried out across the property so that it connects with Santa <br />Rita Road; 2) aesthetics - They want all of the buildings to be <br />architecturally pleasing and compatible with the Pleasanton <br />Meadows buildings with regard to roof lines and other materials. <br />They want the roof of the proposed structures to be shielded from <br />Pimlico and the residential side as well. They do not want to <br />look down on air conditioning units and ducts; 3) - uses - This <br />item has already been addressed; 4) loading docks, and trash bins <br />- They want these structures in the front and not in the rear. <br />Commissioner Lindsey asked if the specific design of the building <br />and wall would be reviewed by the design review board. Mr. Swift <br />stated that the matter under consideration is the design and <br />development plan of the structures. If the Commission desires, <br />the plan for the wall come back before the Design Review Board or <br />the staff. Staff could even review the design of the wall with <br />the homeowners if it is the Commission's pleasure. <br />Commissioners Lindsey and Wellman felt there was insufficient <br />detail on the elevations to recommend approval of the proposal. <br />Commissioner Wellman addressed the location of the dumpster as <br />shown on the plan. Mr. Hatton stated that their concern with the <br />trash enclosure relates to noise and they have already been told <br />verbally of the screening plan. Commissioner Michelotti agreed <br />with the two previous commissioners that the plan as submitted <br />does not have sufficient detail. This development will be at one <br />of Pleasanton's main entrance. <br />Ed Roquette, 3436 Windsor Court, past president of the homeowners <br />association, felt the project would have a major impact on the <br />area. Inasmuch as there are a large number of undeveloped acres <br />in the area it would make sense to him to look at the entire <br />picture instead of piecemeal as is being done. He had concerns <br />with traffic flows and congestion currently at the existing <br />McDonalds site. <br />James Miller, 3336 Camelot Court, lives on the corner where the <br />wall would stop. He did not favor a 12' wall. He felt a wall <br />would be an eyesore no matter how attractive it is. Eucalyptus <br />trees make a better buffer than the wall would. Noise in his <br />.. T <br />
