Minutes <br />Planning Commissic <br />September 25, 1985 <br />The public hearing was opened. <br />Ralph Goodell, Architect, represented the owners of the property. <br />They agree with the staff report except that regarding Condition <br />No. 6 they prefer to install permanent curbs. They will be <br />installing paved driveways to connect Santa Rita Road. They <br />prefer to build both buildings pads at one time since they have <br />to remove the top 3' and engineer fill it. They wish to put <br />parking, etc. in in phase one. <br />Commissioner Innes then addressed the alternative window sill <br />elevations. He liked the color rendering presented with its <br />simple lines. <br />Commissioner Michelotti couldn't picture the covered design of <br />the walk way and asked the architect to explain how it looks. <br />Mr. Goodell then reviewed the quarry tile, stucco and other <br />materials that would be used. Mr. Goodell then reviewed the <br />roofing materials to be used. <br />The public hearing was closed. <br />A motion was made by Commissioner Michelotti, seconded by <br />Commissioner Wellman to recommend approval of Case PUD-84-4-4M <br />subject to the conditions of the staff report amending lc to show <br />that the building's window sill pattern match that shown on the <br />color rendering presented to the Planning Commission. The <br />balance of this condition remains as shown in the report. <br />Condition le was changed to read "that modified parking and <br />circulation improvement plans detail curbing and other interim <br />measures to control circulation in the Phase II areas subject to <br />the City Engineer review and approval." Condition if was added <br />to require the on the roof of the interior walkways. <br />ROLL CALL VOTE <br />AYES: Commissioners Innes, Michelotti, Wellman and <br />Vice Chairman Lindsey <br />NOES: None <br />ABSENT: Commissioner Hoyt and Chairman Wilson <br />ABSTAIN: None <br />Resolution No. 2711 was entered and adopted recommending approval <br />of PUD-84-4-4M as motioned. <br />PUD-77-10, Ken Gooch and Associates <br />Application of Ken Gooch and Associates for a major modification <br />to amend the grading plan for PUD-77-10, Pleasant Hills, to allow <br />regrading of lots located at 4931 and 4897 Dolores Drive and <br />4934, 4942 and 4950 Monaco Drive to create flat back yard areas <br />in lieu of the natural slope. <br />Mr. Swift presented the staff report recommending approval of the <br />application. He asked that Condition No. 1 be modified to add <br />"as substantially proposed by the applicant" to the end of the <br />sentence. <br />- 10 - <br />r <br />
