Minutes <br />Planning Commissio <br />September 11, 1985 <br />Commissioner Innes asked about the status of the left-turn lane <br />into Foothill Knolls. Mr. Okamura indicted that the traffic <br />engineer has not been able to get to this yet. It should be <br />addressed in the next few weeks. <br />GP-85-6, City of Pleasanton <br />Application of the City of Pleasanton for a amendment to the <br />Land Use Element of the General Plan of an approximately 4.6 acre <br />site from Medium Density Residential to High Density Residential, <br />located on the north side of Stanley Boulevard between 4005 and <br />4129 Stanley Boulevard. Zoning for the property is R-1-20,000 <br />(Single-family Residential) District. <br />GP-85-3, John Payne, et al <br />Application of John Payne, et al to amend the Land Use Element <br />designation of the General Plan for an approximately 2.8 acre <br />site, located at 4089 and 4129 Stanley Boulevard. Zoning for the <br />properties is R-1-20,000 (Single-family Residential) District. <br />PUD-85-7, John Payne et al <br />Application of John Payne, et al for rezoning and development <br />plan approval for the construction of a 38 unit townhouse project <br />on an approximately 2.8 acre site, located at 4089 and 4129 <br />Stanley Boulevard. Zoning for the properties is R-1-20,000 <br />(Single-family Residential) District. <br />Mr. Swift indicted that Mr. Payne would provide revised <br />development plans to the Commission for review. Staff is <br />recommending approval of the revised plans. Commissioner Innes <br />asked if staff wanted any change in conditions based upon the <br />revised plans. Mr. Swift indicated that he would like to add to <br />Condition No. 1 that the final details are to be worked out <br />between staff and the applicant regarding fencing and backyards. <br />Chairman Wilson then indicated that statements would first be <br />addressed to the General Plan issue then on Payne's proposed <br />development plan. <br />Commissioner Lindsey asked if there is any reason why the <br />properties on the north side of Stanley Boulevard going west are <br />not part of the proposed General Plan change. Mr. Swift <br />indicated that when the Planning Commission initiated the change <br />to the north side of the street they didn't include these <br />properties in their initiation of the change. The Residential <br />Review Committee has recommended the entire side not including <br />the gas station be changed. One reason the area between the <br />property proposed to be developed by Payne and Country Roads was <br />included is because Payne is proposing a High Density Development <br />for the area. He suggested that staff be directed to look at the <br />north side of the street going west from the Payne property to <br />Main Street to determine the best land use for the area at the <br />time of the overall General Plan review. Commissioner Lindsey <br />felt that the entire north side of Stanley Boulevard should be <br />reviewed. <br />- 2 - <br />. ~._. _ . _. _ _ _ r <br />
