Minutes <br />Planning Commissio. <br />July 24, 1985 <br />PUD-81-30-29D, Callahan-Pentz Properties <br />Application of Callahan-Pentz Properties for design review <br />approval for a two building, 82,217 sq. ft. research and <br />development/light industrial complex on an approximately 5.0 acre <br />site located at 5751 Gibraltar Drive. Zoning for the property is <br />PUD (Planned Unit Development)-Industrial, Commercial and Office <br />District. <br />Mr. Quaglia presented the staff report indicating that the <br />applicant wants to revise its plan from the plan dstributed to <br />the Planning Commission and increase the building size to 83,571 <br />sq. ft. Staff has not had the opportunity to review plans but <br />believes the changes are minor. Staff advised that the Planning <br />Commission could either review the revesed plan or continue the <br />applicatin to 8/14/85. <br />The public hearing was opened. <br />Joe Callahan, Callahan Pentz Properties, indicated he preferred <br />that the issue be reviewed tonight. Commissioner Lindsey asked <br />if there were substantial changes to the plan. Mr. Quaglia <br />indicated that there have been changes to parking, trash <br />enclosure, windows, etc. Mr. Callahan stated that they have <br />brought a model for review of Planning Commission and staff. Mr. <br />Quaglia stated staff would be willing to study the model if the <br />Planning Commission wished them do to so. Staff then stated that <br />the plan was acceptable to them. <br />Mr. Callahan made a presentation explaining the history of the <br />site and introduced Steve Fee, of Fee and Munson, architects. <br />Mr. Callahan, in answer to Commissioner Wilson, indicated that <br />these buildings are for speculation. <br />Bill Pearson and Fee and Munson reviewed the overall plan. <br />Commissioner Innes addressed the overhang on the outside of the <br />structure. He felt site 31B did not have an attractive building <br />on it and thought that this proposal looked similar. <br />The public hearing was closed. <br />Chairman Wilson asked Mr. Quaglia if he was satisfied with the <br />new proposal. Mr. Quaglia stated that staff is satisfied. <br />Commissioner Wellman agreed with the comments of Mr. Innes <br />concerning Site 31B. <br />Mr. Callahan reviewed the angles of the roofs on site 31B and the <br />one proposed. The angle is very different. He then reviewed all <br />of the differences between Site 31B and the one proposed. <br />A motion was made by Commissioner Lindsey, seconded by <br />Commissioner Hoyt, that the revised plan received for <br />PUD-81-30-29D be recommended for approval per the conditions <br />described in the staff report. <br />- 8 - <br />
