Minutes <br />Planning Commissio. <br />July 24, 1985 <br />Commissioner Inner asked about the three flag poles at the new <br />Sheraton and whether or not they have been approved. Mr. Quaglia <br />indicated that they have not received approval. <br />Chairman Wilson felt that if a another meeting is necessary, it <br />should be held on August 14, 1985. Commissioners Lindsey and <br />Hoyt indicated they wouldn't be in town on that date. <br />Commissioner Inner, Michelotti, Wellman and Wilson indicated they <br />would be available and a meeting could be scheduled for that <br />date. <br />Tract 5364, John and Joan Caroline <br />Application of John and Joan Caroline to subdivide an <br />approximately 2 acre site to facilitate the the creation of a 19 <br />unit single-family residential development located on the north <br />side of Vineyard Avenue opposite Mavis Drive. Zoning for the <br />property is PUD (Planned Unit Development)-Medium Density <br />Residential District. <br />Mr. Quaglia presented the staff report recommending approval. <br />Commissioner Inner asked Mr. Quaglia if the CC&Rs regarding <br />common area have been addressed. Mr. Quaglia responded that this <br />matter was addressed at the PUD stage. <br />The public hearing was opened. <br />John Van de Roovaart, 4300 Del Valle Parkway, understood the <br />conditions but would like some discussion concerning Condition <br />No. 40. He discussed the matter with Walt Schaumburg of the <br />Engineering staff this afternoon. He expressed concern <br />specifically with the last sentence of this condition. It is <br />expensive to underground all utilities. Two terminating poles <br />are also very expensive. When their company completed Casa de <br />Califia they were required to underground and Morrison Homes <br />right across the street was not. <br />Chairman Wilson asked if the applicant was just talking about <br />frontage. Mr. Okamura explained that Rule 20A moneys have been <br />made available for use at the City's discretion for <br />undergrounding. Mr. Van de Roovaart was concerned with the possi <br />ble magnitude of the unknown cost factor. After discussion, Mr. <br />Okamura reported that the cost would probably be in the <br />neighborhood of $1,000-2,000. Mr. Van de Roovaart indicated that <br />while he didn't agree to his, he would not quibble for such a <br />small amount of money. <br />The public hearing was closed. <br />A motion was made by Commissioner Lindsey, seconded by <br />Commissioner Wellman that Tract 5364 be approved subject to the <br />conditions shown in the staff report modifying Condition No. 40 <br />"That the undergrounding will probably be done by a district and <br />the developer would be required to be responsible for the cost of <br />one electrolier with a cost not to exceed $2,000."
