Minutes <br />Planning Commissioi <br />June 26, 1985 <br />Mr. Spiliotopoulos basically agreed with the staff <br />recommendation. They have a couple of concerns relating to <br />Conditions No. 36 and 37. They recommend that with regard to <br />Condition No. 36 they be allowed to work with staff and <br />investigate alternatives available to solve the problem. Mr. <br />Okamura reviewed the sanitary lines and lift station put in by <br />Auf der Maur and the establishment of a mutual benefit district. <br />The boundaries of that district coincide with the eastern <br />boundary of this particular project. Staff feels there should be <br />some reimbursement to the developer who put the sanitary lines in <br />if this project uses those lines. system in. Mr. Spiliotopoulos <br />felt that Condition No. 36 addresses their ability to extend <br />their lines so that Auf der Maur can connect if he elects to <br />develop. Condition No. 37 addresses the mutual benefit district. <br />There is work the City has done which recommends the property on <br />the west of the site be sewered to Stanley Boulevard. They do <br />not want to do this until they can prove that this can or cannot <br />happen. Mr. Swift then went to the rendering and described both <br />the applicant's and staff's positions vis a vis providing <br />sewerage and storm drainage to areas west of the project site. <br />Chairman Wilson asked what the contribution would be. Mr. <br />Spiliotopoulos said it would be roughly $1,000 total. They would <br />like the opportunity to work with staff on this matter. <br />Mike Cooper, Bissell and Karn, stated that this site can connect <br />to the sewer lines on Stanley Boulevard but it would be more <br />economical to connect to Auf der Maur's benefit district <br />improvements. Condition No. 36 requires that they stub to the <br />property to the west and his clients do not wish to do this. <br />Commissioner Lindsey felt that $1,000 was such a small amount and <br />agreed with the staff report. Chairman Wilson also felt that <br />this is not a lot of money and that it is just good planning. <br />Mr. Swift stated that staff agrees to be reasonable. Anybody <br />else going on the same line would be required to reimburse. <br />Commissioner Innes was confused with the additional cost. Mr. <br />Cooper explained. Mr. Cooper stated that Stanley Boulevard is an <br />old concrete street and that to dig it up would be very costly. <br />Commissioner Michelotti asked about trees on the lot and if there <br />were any that would be saved. Mr. Spiliotopoulos reviewed the <br />tree survey and stated there are no heritage trees on the <br />property. <br />Commissioner Lindsey stated he could agree with regard to <br />conditions No. 36 and 37 that the applicant be allowed to work <br />with the City to establish an equitable distribution of the cost. <br />A motion was made by Commissioner Innes, seconded by Commissioner <br />Michelotti that Tract 5508 be approved subject to all of the <br />conditions of the staff report and that the applicant be allowed <br />to work with City Staff regarding Conditions No. 36 and 37 as <br />this subdivision conforms to the General Plan and Zoning district <br />for the site. <br />- 5 - <br /> <br />
