If it ends up being the City's <br />property the City will end up grading it that way to conform with <br />the tentative map. This will be worked out somewhere down the <br />road as it is not adjacent to McBail's property. <br />The public hearing was closed. <br />A motion was made by Commissioner Lindsey, seconded by <br />Commissioner Hoyt to approve Tract 5371 subject to the conditions <br />shown in the staff report with the added condition of the <br />engineering department. <br />ROLL CALL VOTE <br />AYES: Commissioner Hoyt, Innes, Lindsey, Wellman and Chairman <br />Wilson <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. 2663 was entered and adopted approving Tract 5371 <br />as motioned. <br />Tract 5351, Val West, Inc. <br />Application of Val West, Inc. for tentative map approval to <br />create a 200-lot single-family residential subdivision with four <br />remainder parcels of approximately 1.2, 2.8, .5 and 1.5 acres on <br />an approximately 34.7 acre site located at 2729 Vineyard Avenue. <br />Zoning for the property is PUD (Planned Unit Development)-Medium <br />Density Residential District. <br />Tom Quaglia presented the staff report recommending approval of <br />Tract 5351. He requested that "That the developer meet all <br />applicable conditions or requirements of other City departments <br />and/or any interested outside public agencies having jurisdiction <br />as determined by the City Engineer," be added to the staff <br />report. This is a result of the request of Zone 7. Chairman <br />Wilson found it unusual that after three years Zone 7 has <br />concerns with this project. Mr. Harris indicated the staff <br />received comments on June 12, 1985 and they wanted the project <br />completely redesigned. <br />The public hearing was opened. <br />Larry Bartelson, MacKay and Somps represented Val West. There <br />are a number of items on the Engineering staff report that they <br />would like clarified if they can. Mr. Bartelson felt that Item <br />No. 6 contains a typo when discussing the minimum curb grade of <br />1%. Typically Pleasanton has required 1/2%. 1% refers to <br />pavement grade, not curb grade and would like it clarified by <br />staff. Mr. Okamura stated that this is not a typo and the <br />engineer who worked on the report indicated that when the plans <br />were reviewed, he saw there was no street slope shown on the <br />plans less than 1%.
