Minutes <br />Planning Commissio <br />5/22/85 <br />RZ-85-7, Pleasanton School District & Amador Savings and Loan <br />Application of the Pleasanton School District and Amador Savings <br />and Loan to rezone an approximately 22.3 acre site from the "P" <br />(Public and Institutional) District to the R-1-6500 <br />(Single-family Residential) District or to any other zoning <br />district consistent with the General Plan. The property is <br />located on the north side of Crellin Road, immediately east of <br />the residences on the east side of Sylvaner Drive and 600 feet <br />southeast of Chardonnay Drive. <br />This matter was continued to 6/12/85. <br />PUD-81-30-8M, The Prudential Insurance Company of America <br />Application of Prudential Insurance Co. of America for <br />modification f the Hacienda Business Park Planned Unit <br />Development (PUD-81-30, Ordinance No. 1109) to amend land use, <br />zoning and site designations of 15 sites within Phase I of the <br />Hacienda Business Park a 573 acre site located north of the <br />Arroyo Mocho between Hopyard Road and the Southern Pacific <br />right-of-way. <br />Mr. Harris presented the staff report recommending approval of <br />this modification. Mr. Harris indicated that except for the <br />Dillingham property which will have a three story building, only <br />two story buildings will be placed in the area between the Chabot <br />Canal and Hopyard Road. Commissioner Innes asked what the uses <br />are in the CPD. Mr. Harris indicated that the uses are basically <br />those allowed and conditionally allowed in the CC, CN and CR <br />Districts. Commissioner Innes then asked for an explanation of <br />the OGPD. Mr. Harris reviewed those uses. Commissioner Innes <br />acknowledged that there would be a slight reduction in employees <br />but a statement was made in the report that the traffic was <br />changed from the periphery to the interior. He felt that traffic <br />on Hopyard could increase significantly if retail is put in this <br />area. Therefore, TJKM assumptions may be invalid. Mr. Harris <br />stated if the applicant came in with a proposal for a shopping <br />center, the traffic situation would have to be looked at very <br />closely. <br />The public hearing was opened. <br />Roger Gage, Prudential Insurance Company of America, presented <br />their proposed change. He reviewed the plan for the originally <br />proposed phase one, the second change to phase one and now this <br />third change. They are continually monitoring the business park <br />from a market standpoint and are sensitive to the needs of the <br />community and the City as a whole as well. He reviewed the <br />various renderings and explained the acreage, size of the total <br />building area. Mr. Gage stated that Site 28 is the site of the <br />childcare center. Mr. Harris asked Mr. Gage if the childcare <br />center is included in the estimated total 7,325,000 sq. ft. site <br />area. Mr. Gage said it is. <br />Commissioner Michelotti asked Mr. Gage if the down zoned <br />property east of Hopyard Road between Stoneridge Drive and Las <br />Positas would have only two story structures.
