Minutes <br />Planning Commissio. <br />5/22/85 <br />that except for the Dillingham site, this is the case. Mr. Gage <br />reveiwed the visual impact of a three story vs. two story <br />structure. <br />Commission Michelotti asked what the change in traffic trips <br />would be by the land use area changes. Mr. Gage indicated that <br />when density is transferred, traffic trip generation is <br />transferred and considered also. Commissioner Michelotti asked <br />if there are any other changes proposed. Mr. Gage said there <br />aren't any at the current time. Commissioner Michelotti <br />indicated she is happy to see a height reduction on Hopyard Road. <br />Mr. Gage stated that the changes proposed are based on the <br />economy. <br />Chairman Wilson asked Mr. Gage about the floor area ratios. Mr. <br />Gage indicated that just about all of the buildings are below the <br />F.A.R. allowed. Mr. Gage stated that in the future they would <br />like to provide auto repair and similar services to people within <br />the park. Mr. Harris told Mr. Gage that this might require <br />another modification to the PUD. <br />Commissioner Innes stated he was concerned a little bit of having <br />more and more property on Hopyard Road commercial because of <br />traffic concerns. <br />Commissioner Michelotti asked about the entrance for the <br />commercial property. Mr. Gage stated that curb cuts are now <br />being located on Hopyard Road, one for the Velvet Turtle and two <br />for Site 1. Nothing has been designed for Site 13. <br />Peder Jacobson, 6122 Allbrook Circle, spoke in opposition the <br />proposed change. He would like to have only one story buildings <br />on Hopyard Road. Commercial shouldn't be allowed because it <br />generates more traffic on Hopyard Road. A service station would <br />be even worse. There is too much traffic on Hopyard Road already <br />and the noise is deafening in his opinion. <br />The public hearing as closed. <br />A motion was made by Commissioner Wellman, seconded by <br />Commissioner Innes that the negative declaration prepared for <br />case PUD-81-30-8M be recommended for adoption inasmuch as the <br />change proposed to the Hacienda Business Park would have an <br />insignificant effect on the environment. <br />ROLL CALL VOTE <br />AYES: Commissioners Hoyt, Innes, Michelotti, Wellman <br />and Chairman Wilson <br />NOES: None <br />ABSENT: Commissioner Lindsey <br />ABSTAIN: None <br />Resolution No. 2655 was entered and adopted recommending approval <br />of the negative declaration prepared for case PUD-81-30-8M as <br />motioned. <br />- 4 - <br />_.
