They plan to be open 24 hours and will have only a <br />limited amount of groceries and will take 300 sq. ft. or less. <br />Commissioner Innes understood the desire of Mr. Magshoudi but <br />felt uncomfortable with selling liquor and gasoline at the same <br />location. Commissioner Wellman agreed with Commissioner Innes. <br />Mr. Harris then asked the Commission if they desired to initiate <br />a change to the code to allow convenience markets in the CN <br />District with a conditional use permit without the sale of beer <br />or alcohol. Mr. Magshoudi asked the Commission to initiate a <br />change to conditionally allow convenience markets in the CN <br />District. Chairman Wilson told Mr. Maghhoudi that there is no <br />guarantee that Mr. Magshoudi will ever be able to sell beer at <br />his service station location even if the Code is changed. <br />Commissioner Innes then made a motion, seconded by Commissioner <br />Wellman that an amendment to the Ordinance Code be initiated to <br />conditionally allow convenience markets in the CN District as <br />stated in the Ordinance Code for the CS and CF Districts. This <br />motioned carried 5-0. <br />RZ-85-7, Pleasanton School District & Amador Savings and Loan <br />Application of the Pleasanton School District and Amador Savings <br />and Loan to rezone an approximately 22.3 acre site from the "P" <br />(Public and Institutional) District to the R-1-6500 <br />(Single-family Residential) District or to any other zoning <br />district consistent with the General Plan. The property is <br />located on the north side of Crellin Road, immediately east of <br />the residences on the east side of Sylvaner Drive and 600 feet <br />southeast of Chardonnay Drive. <br />This matter was continued to 5/22/85 at the request of the <br />applicant. <br />PUD-85-6, J. Gordon Bingham <br />Application of J. Gordon Bingham for development plan approval to <br />construct a one-story, 14,200 sq. ft. automobile sales and <br />service building on an approximately 2.3 acre portion of an <br />approximately 49 acre site located on the northwest side of Santa <br />Rita Road between Old Santa Rita Road to the west and Highway <br />I-580 to the north. Zoning for the property is in the process of <br />being changed to PUD (Planned Unit Development)-Central <br />Commercial District. <br />Mr. Harris presented the staff report indicating that the plan <br />posted on the wall is the fourth one the applicant has prsented <br />and this is the first time staff has seen the posted one. The <br />parking appears to be reduced in comparison to the one in the <br />file. If the applicant is satisfied that they have sufficient <br />parking for their inventory, staff has no objection. It was not <br />known how much traffic would be crossing the landscape area. The <br />applicant intends to install "grass crete" in the lawn area to <br />- 3 - <br />.r <br />
