Minutes <br />Planning Commissio <br />4/10/85 <br />GP-85-3, John Payne <br />Application of John Payne et al for a General Plan amendment to <br />redesignate approximately 2.8 acres at 4089 and 4129 Stanley <br />Boulevard from "Medium Density Residential" to "High Density <br />Residential." The subject properties are currently zoned R-1-20 <br />(Single-Family Residential) District. <br />This matter was continued to 5/22/85. <br />MATTERS FOR COMMISSION'S REVIEW <br />TENTATIVE MAPS <br />Tract 5445, Dean Wagerman, et al (PUD-83-10) <br />Application of Dean Wagerman et al for tentative map approval to <br />create a 20 lot, single-family residential subdivision on an <br />approximately 13.8 acre site located north of Mohr Avenue and <br />west of Martin Avenue on either side of Cameron Drive. Zoning <br />for the property is PUD (Planned Unit Development) Low Density <br />Residential District. <br />Mr. Harris presented the staff report recommending approval of <br />this subdivision. <br />The public hearing was opened. <br />Mike Cooper, Bissell & Karn, 4637 Chabot Drive, presented the <br />proposal. He indicated that the applicant agrees to the <br />conditions of the staff report. The map includes all except the <br />1.2 acre Black parcel with regard to PUD-83-10. Plans will not <br />show major grading until house plans are proposed for the lots. <br />The only trees planned for removal are those which are in the <br />proposed roadway. <br />Commissioner Lindsey asked about fencing and the frontage on <br />Martin Avenue. He asked if Lot No. 10 is the only one fronting <br />on Martin. Mr. Cooper indicated that the corner lots have to <br />face Martin Avenue because it was a condition imposed by the City <br />Council. He stated that the applicants prefer to have latitude <br />in building orientation. <br />Commissioner Innes asked if there were any heritage trees on <br />these lots. Mr. Cooper stated that to his knowledge there are <br />none. <br />A motion was made by Commissioner Getty, seconded by Commissioner <br />Lindsey that Tract 5445 be approved subject to the conditions of <br />the staff report.
