Minutes <br />Planning Commission <br />March 13, 1985 <br />all like the black walnut trees on the north side of Mohr Avenue. <br />Photographs were then passed to the Planning Commission. <br />Commissioner Lindsey asked what the difference would be between <br />the walnut trees in the Pleasanton Valley area which were <br />retained and the ones in this area. Mr. Fairfield stated there <br />will be trenches for utilities, concrete curbs, and the water <br />will not be able to be controlled. The trees if left, would be <br />below the area of the street. <br />Chairman Doherty stated that while he is always concerned about <br />the retention of trees, in his case he felt newer trees might be <br />better overall. <br />Al Wiemken, Trenery Drive, stated he is pretty disappointed on <br />the project across the street (Shea Homes), the wall is turned <br />the wrong way. He has spent time talking to the Police and Fire <br />Departments and has concerns with the cul-de-sac streets. He <br />felt the lots in the proposed project should be made lager. He <br />asked for a definition of duets. Mr. Harris explained. Mr. <br />Wiemken expressed concern with the average density as shown on <br />the general plan not being met. Mr. Harris explained that the <br />General Plan says 'average' and this generally applies to the <br />entire City not just a particular development. <br />Herb Singleton, 2207 Martin Avenue, concurred that the trees <br />should be removed and replaced with premium trees as stated. He <br />expressed concern with additional traffic on Mohr Avenue and <br />suggested another street be put through to alleviate the problem. <br />Mr. Warnick stated that a stubbed street has been required for <br />future access to Valley avenue. Mr. Singleton did not see the <br />necessity for the density proposed. He disagreed with the <br />comments of Mr. Wiemken about the wall between Mohr Avenue and <br />Shea Homes. Chairman Doherty asked if the walnut trees have been <br />infested with insects. Mr. Singleton felt that the lack of <br />quality in the trees is a function of maintenance or lack of it. <br />Professional sprayers are getting nervous about insecticides. He <br />sprays his by hand and has high quality. The prices of walnuts <br />have dropped in half and the spray costs more than one receives <br />for the walnuts. <br />The public hearing was closed. <br />Commissioner Lindsey asked Ted Fairfield to address the ingress. <br />Mr. Fairfield stated he is not aware that there is a problem in <br />the number of vehicle trips, but has discussed ingress and egress <br />with the City staff. <br />Commissioner <br />replacement <br />also. <br />Commissioner <br />replacement <br />Commissioner <br />density but <br />Wilson supported the removal of the trees and <br />with others. Commissioner Getty agreed with this <br />Lindsey suggested 24" box trees be used in the tree <br />and that perhaps Condition No. 5 should be deleted. <br />Lindsey appreciated Mr. Singleton's concern with <br />felt the proposal to be a good mix. <br />- 5 - <br />
