Minutes <br />Planning Commission <br />2/27/85 <br />Resolution No. 2615 was entered and adopted for Case GP-84-9 as <br />motioned. <br />A motion was made by Commissioner Lindsey, seconded by <br />Commissioner Wilson that the relevant information in the EIR was <br />considered by the Planning Commission in reviewing the project <br />and that findings may be made that no significant impacts were <br />identified during the environmental review process and that Case <br />GP-84-9 be recommended for approval. <br />ROLL CALL VOTE <br />AYES: Commissioners Innes, Getty, Lindsey, Wilson and <br />Chairman Doherty <br />NOES: Non <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. 2616 was entered and adopted recommending approval <br />of Case GP-84-9 as motioned. <br />TENTATIVE MAPS <br />Tract 5436, Ponderosa Homes <br />Application of Ponderosa Homes to subdivide an approximately 75 <br />acre site into 253 parcels, ranging in size from 5,000 sq. ft. <br />to approximately 12.4 acres located generally in the area south <br />of the Pleasanton Canal, north of Hansen Drive, and west of <br />Valley Avenue and Camino Segura. Zoning for the property is "A" <br />(Agricultural), and PUD (Planned Unit Development)-Medium Density <br />Residential Districts. <br />Mr. Harris presented the staff report recommending that Condition <br />No. 3 be changed to read as follows: <br />That all lots shall have rear and side yard fences and all <br />such fences shall be installed by the builders with access <br />gates no less than 36 inches in width. A fencing plan <br />shall be submitted to the Planning Department for approval <br />prior to final map approval. <br />Commissioner Innes asked if a 36 1/2" gate would accommodate a <br />wheelchair. He didn't believe it would. <br />The public hearing was opened. <br />Chuck Pinkerton, Ponderosa Homes, 6671 Owens Court, concurred <br />with the staff report as well as the change to Condition NO. 3 as <br />required by Mr. Harris. <br />A motion was made by Commissioner Getty, seconded by Commissioner <br />Lindsey that Tract 5436 conforms to the General Plan and zoning <br />designation for the site in which the project will be located <br />that that Tract 5436 be approved subject to the conditions shown <br />in the staff report plus the amendment to Condition No. 3 as <br />requested by Mr. Harris <br />- 8 - <br /> <br />
