Minutes <br />Planning Commission <br />2/27/85 <br />requested by Mr. Harris and Condition No. 3 as stated by Mr. <br />Warnick. <br />ROLL CALL VOTE <br />AYES: Commissioners Getty, Lindsey, Wilson and Chairman <br />Doherty <br />NOES: Commissioner Innes <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. 2619 was entered and adopted approving Tract 5385 <br />as motioned. <br />Commissioner Innes said he could not support the project just <br />because it has growth management approval. <br />Vineyard Avenue Land Use Study <br />Mr. Harris stated that the City Council commissioned the report <br />as they wanted an overall look of the Vineyard Avenue area and <br />more specifically from a traffic standpoint. The report analyzes <br />land uses with existing and proposed circulation patterns. Mr. <br />Harris introduced Tom Quaglia, Assistant Planner, author of the <br />report indicating Mr. Quaglia would respond to questions of the <br />Commission. <br />Commissioner Wilson asked the status of the Val West development. <br />Mr. Harris responded that they do not have growth management <br />approval. Commissioner Wilson then asked if any consideration <br />was given to the Auf der Maur property in the report. Mr. Harris <br />indicated that this area was not considered. Mr. Harris stated <br />the report would be reviewed by the City Council at their meeting <br />of March 12, 1985. <br />Chairman Doherty felt that until Bernal Avenue is extended to <br />Stanley Boulevard the Commission should not approve any other <br />projects unless other mitigations come about. He was glad the <br />report addressed the Stonyridge and Ruby Hills Area. He would <br />like to see the Sphere of Influence extended to include this <br />area. He didn't feel the City could turn their backs on CLC and <br />that the Sphere should be extended post haste. <br />Commissioner Lindsey then asked Mr. Quaglia to clarify comments <br />regarding development of the Remen Tract. Mr. Quaglia reported <br />that if development were to take place, perhaps infilling in the <br />Remen Tract would be the place to do it. Encouragement should be <br />given to consolidate some of the irregularly shaped lots. <br />Commissioner Lindsey asked if this wouldn't encourage some <br />developers. The staff is recommending no further development be <br />allowed until the extension of Bernal Avenue, both north and <br />south, is completed. Commissioner Innes suggested design <br />standards be developed for the balance of the Remen Tract.Mr. <br />Harris stated there are only two remaining narrow lots in the <br />area; Riccio's and Coldwells' properties and it doesn't make much <br />sense to development design standards for those two properties. <br />- 11 - <br /> <br />
