Minutes <br />Planning Commission <br />2/27/85 <br />Mr. Beratlis stated there are strong architectural controls on <br />the property. The lot size is an average of 11,000 sq. ft. <br />Commissioner Innes asked Mr. Beratlis if he would consider the <br />condition regarding to the extension of Bernal Avenue north and <br />south. Mr. Beratlis said they would not accept such a condition. <br />Commissioner Wilson asked how long Amador Valley Savings has <br />owned the property. Mr. Beratlis said they have owned it about <br />nine months. They plan to start grading early summer and have <br />the first finished lots about 10/15/85. <br />Howard Mendenhall, 1014 Vintner Way, stated his only concern is <br />with grading with respect to his backyard being 12-15' below Lot <br />no. 1. He would like to request that a single story home be on <br />this lot. Mr. Beratlis said there would be no problem with this. <br />Commissioner Innes asked about the setbacks of lots 4, 5, 6, 23, <br />24, 25 and 26. Mr. Beratlis said they are 150 feet deep. <br />Roger Coup, Creegan and D'Angelo, 6658 Owens Court, said the pad <br />grade of Lot 1 is 486'. They then discussed various elevations <br />of lots <br />Frank Belecky, 892 Madiera Drive, represented the Vintage Hills <br />Homeowners. He asked that no new project be approved until the <br />traffic on Vineyard Avenue has been mitigated. They have no <br />objection to this particular project, but one project after <br />another is being approved and is just chipping away. <br />Chris Beratlis presented a letter which the school district had <br />received from the Vintage Hills Homeowners Association indicating <br />they agree with this type of development of the area. This is <br />the reason they proposed this development to begin with. <br />The public hearing was closed. Chairman Doherty asked Mr. Warnick <br />for an update on the undercrossing. Mr. Warnick complied. <br />Commissioner Wilson made a motion seconded by Commissioner Getty <br />that the mitigated negative declaration for Tract 5385 be <br />approved inasmuch as conditions improved in project approval <br />would reduce any potentially significant effect to an <br />insignificant level. <br />ROLL CALL VOTE <br />AYES: Commissioners Getty, Lindsey, Wilson and Chairman <br />Doherty <br />NOES: Commissioner Innes <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. 2618 was entered and adopted approving the <br />mitigated negative declaration for Tract 5385 as motioned. <br />A motion was made by Commissioner Wilson, seconded by <br />Commissioner Getty that Tract 5385 be approved subject to the <br />conditions of the staff report modifying Condition No. 5 as <br />- 10 - <br />T <br />
