Minutes <br />Planning Commissio: <br />1 23 85 <br />UP-84-55, Amador Valley Savings and Loan <br />Application of Amador Valley Savings an Loan for conditional use <br />permit approval to operate a savings and loan branch office in a <br />2525 sq. ft. addition to the existing shopping center (Amador <br />Center) located on the southwest corner of the intersection of <br />Valley Avenue and Santa Rita Road. Zoning for the property is CN <br />(Neighborhood Commercial) District. <br />The applicant has requested that this item be continued until <br />further notice. <br />Initiate Rezoning at 443 St. Mary Street <br />Mr. Harris presented the staff report and the changes recommended <br />by the advisory board and staff. He reviewed the 12 actions <br />recommended. <br />The Commission then discussed the area and recommendations made. <br />Commissioner Wilson asked the size of the Deetz property. Mr. <br />Harris indicated he thought it to be about five acres. Density <br />was then discussed for the area. <br />Commissioner Innes then inquired about legal non-conforming uses <br />for the area. Mr. Swift then explained that the existing <br />non-conforming uses are the single story units. <br />Chairman Doherty indicated that Anthony Scotto who served as the <br />Vice Chairman to the advisory committee is present in the <br />audience and asked if he would like to say a few words. Mr. <br />Scotto addressed the Commission explaining that there were <br />varying opinions in their group as to what should happen in the <br />area. Some folks felt a traffic study should be done for <br />Pleasanton Avenue to address fears of the local resident. <br />Commissioner Wilson then discussed the parameters of Medium <br />Density Residential. Mr. Harris indicated that there is no upper <br />limit for High Density Residential. <br />Commissioner Wilson asked that when these items come back up to <br />Planning Commission a larger map is furnished. He indicated he <br />does not agree with a lot of the changes proposed. <br />Mr. Deetz, 4227 Pleasanton Avenue, explained that his property <br />has been zoned and rezoned making his use of the property a <br />non-conforming use. He stated he has never had anyone complain <br />about his use and that if noise does occur, he takes care of it <br />immediately and will not tolerate it from the trucks going to and <br />from his property. He didn't understand why the zoning was <br />always being changed. Chairman Doherty explained to Mr. Deetz <br />that this matter has come about as a result of one property owner <br />asking the Commission to considering initiating an application <br />for rezoning. It was felt that the entire area should probably <br />be reviewed. A citizens advisory group of citizens in the area <br />was formed and he explained that this is how this matter came <br />about. Mr. Deetz was concerned because one neighbor would like <br />to see a park where his business is. Chairman Doherty indicated <br />- 3 - <br />. 7 <br />
