MINUTES <br />Planning Commission <br />Tuesday, November 25, 1986 <br />anticipated rent would be and Mr. Lester stated that he would <br />defer the question to Regis Homes. <br />Commissioner Michelotti discussed the accent color. Mr. Lester <br />stated that unfortunately photography changes the color of the <br />trim. They are looking toward a grey-toned trim. <br />Commissioner Innes stated he did not like the flat roofs proposed <br />for the carports because they did not aesthetically match the <br />quality of the development presented. Mr. Swift explained that <br />the applicant didn't want to pitch the roofs because one could <br />then see the carports around the entire site. There have been <br />various view line renderings done. Staff is concerned with what <br />the carport roofs would look like when viewed from the Stoneridge <br />overpass. <br />Mr. Aston, Regis Homes, stated that roofs could be pitched along <br />Stoneridge Mall Road, with flat roofs in other areas to preserve <br />the aesthetics of the complex. <br />Mr. Aston then addressed Condition No. 24 and requested that it <br />be deleted. The condition in delaying the project will make it <br />difficult to develop. <br />John Lovewell, Mozart Development Company, stated he has been <br />involved with the entire 90 acre site since it was purchased 3 <br />years ago. Mr. Lovewell reviewed the history of the various <br />proposals for the site. There will be units accessible for <br />handicapped individuals, the units will be 25% larger than the <br />usual apartment, and he asked for the support of the Planning <br />Commission in approval. <br />Chairman Lindsey asked the Commissioners if there were any <br />concerns other than traffic which they would like to be <br />addressed. Commissioner Innes said his only concern was with the <br />flat roofs of the carports. <br />Rick Aston, Regis Homes, discussed the anticipated rent schedule, <br />indicating that they will not know for sure the amounts until the <br />completion of their marketing studies. They are looking to <br />charge approximately $550 for studios and $1100-$1200 for the <br />larger two bedroom townhouses. <br />Commissioner Michelotti then discussed with Mr. Aston the <br />material to be used for the roof and trim. Mr. Aston said staff <br />did not like the color originally proposed and therefore they are <br />willing to work with staff with this regard. Commissioner <br />Michelotti told Mr. Aston that she likes color (rather than the <br />typical beige, brown, etc.). <br />Commissioner Wellman stated she was very pleased with the bus <br />shelters provided. <br />Chris Kinzel, TJKM, reviewed the traffic report which his firm <br />presented for this project. Mr. Kinzel presented a slide of a <br />bar chart depicting traffic scenarios of the area. The figures <br />- 3 - <br />.._. T <br />
